How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.

The deposit of $200sg is really too much. Eventually they refund after check out. I still think too much for deposit

Hidden fees was a lot, advertised amount was 350~ but then the hidden fees was 200~, and even after that need to add another 300 for deposit. so in total around 850 to check in into the property. For me its expensive even though the deposit will be returned based on the condition after the stay. But for a shop lot with only cement floor, that only 6 ppl can fit on bed, others will need to use the sponge tilam and sleep on floor, i think 850 is too much. Also, the parking lot was right in front of the property, but at night when i get back to the property, there was a tour bus blocking both parking area because the property was next to a big Chinese restaurant. So i had to parked somewhere else.

Regarding the floor, it’s a key feature of our Shoplot-themed homestay/ BnB. The cement finish was polished and waxed, costing thousands to preserve its artistic value. Renting a homestay means experiencing a local home. Kindly avoid judging others' homes—I wouldn’t do that to yours. You used our additional mattress, without informing us, and we did not charge you for extra cost and yet you complaint about the sponge tilam. As for parking, public roads are beyond my control. It’s unreasonable to hold us accountable for others parking near the property. Lastly, Thank you for your stay with us!

Verified reviewUbit is spacious, which can accommodate more than 10 people. The place is clean and sharp on time check in process. Be prepared with all guest details as you will need to provide identification prior check-in. Once checked in all are good to go. Deposit refund less than 24hrs.
Distance to most of the point of interest. Good foods are around the place. Famous fishball noodles just walk distance. Nyonya kuih traffic lights coffee shop is nearby. KFC and 7-11 convenient syore are just opposite.

There’s no aircon in the hall. I am totally unaware as I did not study the review before booked. When questioned the host, her reply is that didn’t you know? And claimed she doesn’t know that we are staying as a family with elderly. And Hmm what has aircon got to do with whoever is staying? This answering is a huge turn off for me. Also instruction is given that we do not touch a knob in the toilet, etc. When I faced issue with the water outlet, the host said I need turn that knob. Again, claimed that I might have touched the knob and turned it in the other direction when the fact is that none of us has meddled that. Platform bed is not a full flat base, but all wrapped up with fabrics which is deceiving. My mum nearly fell stepping on it. Lastly, the host is supposed to return me my deposit. There is a delay and she is uncertain about whatever bank charges, if any. She knows how to collect my deposit but doesn’t know how to return. Host said that next time I should have booked from Airbnb instead of via booking. Again, another excuse which I cannot comprehend.

I called to apologize and explain that our unit is designed for business travelers, with separate room rentals. As stated in our listing, the living room and common areas do not have air conditioning. 3. During our call, you mentioned your father had trouble turning on the shower. Understanding there was an elder staying, I expressed concern that this unit might not be the best fit. Had I known earlier, I would have offered to move you to another luxury BnB with more suitable amenities, including a ground-floor bathroom without charges. But it is too late to get the unit ready. 4. For shower issue: I mentioned in Chinese, "可能之前有人动过" ("perhaps someone moved it earlier"). This was not directed at you, but rather to suggest that it might have been the cleaner or a previous guest. As our guest, you are always our priority, and we understand that you might not be familiar with how everything works. 5. Regarding the deposit return, you gave us an overseas bank account, my concern was about potential transaction fees that could affect the deposit refund. 6. After our conversation, it seemed you were unhappy with the deposit process. I understand that, sometimes travelling with elderly could be very hectic. Thus, I suggested using the Airbnb platform for future bookings to simplify the process and avoid the need for a deposit and ID submission.
