How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.

Verified reviewPleasantly quiet location. Loved the walks by the sea. Was here for grandsons secondary rugby league nationals tournament, close to where the tournament was held at Bruce pulman Park.
Was a bit cold on the feet in the lounge due to no carpet, and just the cupboards and doors need some attention regarding closing as loud and vibrating in bedrooms.

Verified reviewThere was nothing to like about this property I would not recommend staying here to anyone.
While we were away attending a family function, the hosts entered our unit without our permission. This invasion of privacy was compounded by their actions of taking videos of our young children, who were under the supervision of an adult caregiver at the time. This experience was deeply traumatic for our children, particularly as they were threatened with the possibility of the police being called. The host used the excuse to enter claiming the children were left unsupervised while the adult supervisor was collecting food from the door dash driver at the front of the unit. We were threatened with trespass after complaining and I had to call the police to resolve the intrusion.
We’re very disappointed to receive this review, which does not reflect the truth and appears to be retaliatory following a serious breach of our house rules and booking agreement. The guest brought multiple unregistered people, including children, into our home without our knowledge or approval. This violated our clearly communicated occupancy limits and raised serious safety concerns. When we became aware of unsupervised children in the guest suite, we acted appropriately by contacting Booking.com and the police to assist in resolving the situation. To be absolutely clear: we did not enter the guest suite at any point. Claims that we entered without permission or took videos are completely false and without basis. The police, once on site, confirmed our right to enforce our house rules and issued a trespass notice for the unauthorised guests. The original guest ultimately left without paying for those additional guests. During our attempts to resolve the situation, the guest became verbally aggressive and made us feel unsafe in our own home. They also attempted to pressure us through threats and false accusations in an effort to allow unpaid guests to remain — behaviour that we consider extortionate and unacceptable. We work hard to provide a safe, respectful and welcoming environment for all our guests, and will continue to uphold high standards to protect our home and those who stay with us.

Verified reviewWe spent 1 night here in January 2025. After arriving at Auckland Airport (international terminal) around 8.00PM and after a long wait to pick up our rental car at the airport, we managed to get to Takanini by 10.00PM. Parking space was designated in the driveway and self-check in was easy as clear instructions to locate the house key were provided beforehand via text. As the unit was on the ground level of a two-storey house, access was very convenient to load, transfer and unload luggage from the car. Hot water system worked well, and we appreciated the adjustable hand shower head and fluffy white towels. Wifi and TV connection was also great. Upon checking out the next morning, we explored the bayside track behind the house (Conifer Grove Esplanade Reserve) and were surprised by the wonderful scenery.
We did not stay long enough to benefit from the use of the washing machine. Amenities were almost perfect, but provision of facial tissues and kitchen paper towels would be appreciated. It would be difficult to move around without a car as the main shopping area for groceries in the suburb is quite a distance away (about 3 to 4 km).

Verified reviewThe suite was spacious and spotlessly clean. Beds were comfortable. Located in a lovely quiet neighbourhood. It had everything we needed for our stay. All required information was communicated clearly and also available in the suite.
The towels were very small, they appeared to be children's towels.
