Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):

To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.

A lot of stray cats and dogs. On our first day, our take out food from an outside resto went missing from the kitchen table. On our 2nd night, the food being prep in the dirty kitchen was eaten by cats.

Verified reviewI met the owner and she is nice, it is beach front with private beach area, breakfast came fast and good. Aircon was working well during stay, enough water to use for shower, clean house, fast wifi, staff are nice, co-travelers are nice.
During stay, lots of staff numbers were posted but all of them are not working or was off. Leak from rain coming down on one of wall outlet (from hut) it was scary & yet, no staff to contact. Need hand rail by the stairs, it is scary if u have kids, no trash inside bathroom or room, towels are non-absorbent, need pathways to walk to the private hut (bungalow). Need more stuff in kitchen to use. Very steep for car to go down the parking, if your front hood was a bit lowered, expect that it will hit.

Verified reviewAt least one of the receptionists was very accommodating, responsive, and responsible. The location was decent, and the property—along with the beach—felt secluded, giving it a sense of privacy.
Where do we even begin? Our experience started off on the wrong foot when the owner expressed frustration with one of her staff for allowing us to book the villa with our dogs—despite our clear request being acknowledged and confirmed beforehand. The villa itself was poorly maintained and certainly did not reflect the value for the money we paid. Additionally, several details in their online listing were misleading: No free toiletries or toilet paper, despite being listed as included. TV issues: The TV only had cable—no apps. When we asked the caretaker about Netflix, she said they had it but didn’t know the password. She also couldn’t assist us in navigating the TV. No tea/coffee maker — not even a kettle or a pitcher. Kitchenware problems: The rice cooker didn’t work, the casserole had a hole (making it impossible to boil water), and the stovetop was unusable. No toaster — we couldn’t find one anywhere. No board games or puzzles, though they were advertised. No hand sanitizer provided. The worst part? Upon arrival, we were given complimentary water from a dirty dispenser, which the kids unfortunately drank. The caretaker was on the premises but unresponsive—even after we knocked on her door. She only informed us that mineral water was available a few hours *before* check-out. She also hesitated to replace the dispenser water, saying it was heavy—an understandable complaint, but it only confirmed that the dispenser had likely not been cleaned before our arrival.

Verified reviewI was bitten by one of the stray cats around who got inside their property, we were at the balcony when it happened. So many stray cats and dogs going inside the resort. None of their staff came to help. I went to the Animal Bite Center right away, got my vaccine. None of them even checked. After a while, their staff told me they were going to offer us free dinner and would pay for my vaccine, 1,300. We had to check out early so I can go back to Manila for my 2nd dose. No money transfer was made. Mind you, THEY WERE THE ONE WHO PROMISED THAT. When I arrived in Manila, I called them again to check on the money transfer and they told me “they will only help with 50” How inconsistent! Saying that stray animals are part of the area, it’s not part of their resort and therefore, not their responsibility. Even thought the anjmals can freely roam around their resort. The accident happened in their resort. Why did they promise to transfer an amount and then make it 50% after? I told them, JUST DON’T TRANSFER. I don’t need it. On top of that, no one actually checked us at the resort the whole stay. You’re all by yourself!

We chose this place because the listing indicated it was a PRIVATE home. Upon getting there, we found out it's only a PRIVATE ROOM in a SHARED HOUSE (with 3 rooms inside and 2 cottages outside). So, the house (including kitchen, refrigerator and other "amenities") are shared among FIVE sets of guests. It was obvious that none of the guests were informed of this arrangement beforehand (we were definitely not). The amenities are pathetically inadequate for the number of guests (eg. a total of 2 pots / pans to cook with). The property promised bread, tea, coffee, etc. None were given No toiletries provided. The aircon barely cooled the room and it was hard to sleep. It was leaking when we checked out. Towels provided were frayed. No one cleans the rooms while you are checked in. There was a group of 6 people (!!!) that checked in on our last day. They took over the entire first floor, shoved all our things aside, used all the pots & pans, used our "private bathroom" & stayed up drinking and laughing loudly till past 11:30pm. We asked them twice to keep it down but it made no difference. We barely got any sleep & had an early morning. Considering there are many guests in the compound, there are no basic rules in place to ensure mutual guest comfort and respect (i.e. no noise policy past 10pm). On our first night, we asked for an outside table and chairs so we could sit out in the evening (like the other groups) and were told no repeatedly. The owner (an elderly lady) is typically drunk by 5pm and interrupts you if you try to ask her staff for any assistance. We steered clear of her after that. Also, this area separate walk from main Amami resort (w/ the restaurant). So if you wake up and want coffee or food, it's a 10min walk. Super hassle. Their listing is a lie. They don't understand the first thing about customer service. Staying here ruined our short holiday.

Verified reviewI am a regular guest of Amami Villa definitely this would be the last!! I have booked a room for my 2 foreign friends through booking.com and it was paid and confirmed. By the time they arrived at Amami it was 3pm and my friend called me that the room i booked was already occupied with another guest. So i called the contact # provided and the receptionist named Glenda said they will just refund the money because they made a mistake about double booking. SO UNACCEPTABLE SOLUTION!!I WAS VERY DISAPPOINTED!! Plus my friends were waiting for almost 3hrs outside the amami house, nobody even accommodate them from the damages and negligence of their staff probably offer a glass of water would be nice but nothing! My friend whom i booked called me and said they are taking them to White beach as a replacement for the room i booked! The room? Was a total disaster it was like a no choice solution!!! I am business owner as well and this action from your staffs are not acceptable. I specifically choose the room for them because of the view and now they are taking them to white beach with a room that has a very bad condition! There should be an accountability for this matter. By the way attached are the photos of the room they have provided as a compensation from their negligence.

everything could be better - staff are lazy. 10 min walk from room to breakfast, bfast was barely acceptable, and staff very reluctant to do anything extra to make your stay comfortable unless you pay. staff let their dogs+cats in reception/dining areas. Dogs are clearly affected by mange/scabbies transferrable to guests.

Verified reviewWe only liked the location because it's far from the noise and all. But there are no other decent restaurant besides the one resort beside it. If you're a foodie, just dont.
Everything else is meh. Hospitality doesnt even meet the bare minimum, it's cheap but there are a lot of cheaper stays that are way better than this. Trying to dine in their resto is like begging for a seat and any food, there's limited seats and the owner occupies the other available seats just because she can (it was dinner we have nowhere else to go at that time). No one's assisting us to get a table. There's a lot of neglected animals in the vicinity. When I was eating, a lizard poop and then antenna from an insect dropped. After that dinner, we tried to forget and tried again for the included breakfast the ff morning -- and there again, disappointed. We walked back 450m to the main resort because they dont bring the food to the rooms and we were served with what seems to be left over fish parts from yesterday -- fried fish heads, fish tails. The food experience was the worst I've ever had. Good thing there's another resort just beside it -- serving decent food. If you're a foodie, book along the white beach instead. The villa is also not at its best but can be managed. OH and when someone's starting bonfires by the beach, you'll be like smoked fishes inside the room.

Verified reviewI like the ambiance, especially the surrounding, very natural ( nature) , the beach is almost perfect except some rubbish around the beach coming from dried coconut leaves, driftwoods, fallen tree branch, dried leaves, cigarette butts, Yes it's natural( not the cigarette butts),but if I have my own resort ,I'll make sure it's tidy . Talked to the owner marites & gave her some suggestions about some ideas her resort, spa in the middle of the villa with a small bar, a small native hut in front of the beach & someone to assist the guest at villa and someone to guard the villa.
I hate racism 🤬. I went to their restaurant where they serve breakfast & other meals and i ordered our breakfast. But those white guys who arrived in the restaurant & ordered after me was served first before I have my food . It should be first come first serve ! I'm really disappointed & angry why I'm a victim of racism in my own country . I'm a Filipino . What is goin on guys ?

Verified reviewThe villa has a spacious living and dining area, 3 bedrooms fits 9 adults. Its pet friendly and has direct access to the beach. The beach outside was stony, but its quiet and away from main touristy area.
We arrived past 3pm but the villa was not yet ready. But this is excuseable, sometimes other guests check out date. What felt uncomfortable about our stay was that the place is very run down, as if there was very minimal (if any at all) maintenace and cleaning effort. For example, the bathrooms felt uncomfortable because of the black molds in the shower, the bottom of the shower curtain has turned orange, and drawers are rotting. We also did not use the veranda and patio beacuse they were dirty. There was a wooden table which would have been ideal for al fresco dining but sadly it was left in the rain and is also rotting.

breakfast wasn't enough and has little portions, location is too far away. rooms are not clean. for a two star hotel, i think prices should be more cheaper as the place hasnt been maintained. and no security overnight, door has no double lock. there was a stagnant water which has been the habitat for mosquitoes.
