This was excellent value for money, with a well appointed, spacious room and a lot of attention to detail. The breakfast buffet was superb - best we've had in KSA.

There was hot water, but finished very quickly - maybe 5-7 minutes in shower- and water again cold. Bed mattress was very noisy when moving. Breakfast was very bad - not that much choice, even no boiling egg. Floor was very sticky

Saudi ArabiaRooms in basement was not at all a good idea and please avoid booking rooms in basement, as it doesn't have carpet and floor is too sticky, washrooms need to be more clean. No network coverage in basement rooms. Prices should be reviewed as I feel it is little costlier. If breakfast is included in current package then it is worth.
Rooms in upper floors are good. Welcoming staff was excellent.
