    - small but comfortable room - nice bathroom - quiet road - good spot to explore old town - a lot of restaurants, cafés and bars nearby - tranquil and beautiful garden

    - not many choices for breakfast - can be a bit noisy before breakfast and in the evening

    I had a most enjoyable stay at Baan Hanibah. The atmosphere here is welcoming, friendly and calm. The staff were the best!!!!! - helpful and obliging and always very friendly. The building is traditional - lots of wooden beams and, I would guess, lots of history too. After a day of broiling heat in the busy streets of Chiang Mai, I was always glad to return to the serenity of Baan Hanibah. The location is very good, in a quiet street and close to nice bars and restaurants. And I really enjoyed the breakfasts there: fresh fruit, followed by a Western or Thai breakfast dish. If I return to Chiang Mai, I would jump at the chance of staying here again.

    No complaints at all.

    Loved it!

    Overall everything was great! Being an older house with wooden floors and me being a light sleeper, I could hear when the guest across the hall came and went. However the managers at baan hanibah make sure to remind everyone to be quiet so I was not bothered by noisy guests. But it's still probably not the top choice if you want to sleep in (depending on when other guests get up) and are a light sleeper

    Excellent family owned and run bed and breakfast. Converted family home lends a wonderful character, lovely outdoor garden area. The service was phenominal and very personal. The rooms were spacious, the beds comfortable and the morning breakfasts delicious. If you are a coffee fan, you are served your own fresh brewed coffee press

    The place has a history you can sense. It was the family house of the owners, and yiu can feel their love and reapect to the place. Other than that, the owners and the staff are extremely nice, and helpful. And their English is also very very good. I will come back.

    That I only spent one night there...

    Fantastic stay! Our family of 4 loved this cozy oasis. The staff was so friendly and welcoming. Breakfast was delightful, freshly cooked and great even for our kids! Location was perfect, down a quiet street but a 2 min walk to breakfast, dinner spots and cool bars. It was also a short walk to a bustling street and a quick (and fun!) Tuk Tuk ride to the night markets or around Chiang Mai. We were sad to leave the Baan Hanibah and can’t wait to return!

    We stayed in Chiang Mai at Baan Hanibah for 10 days during the Loy Krathong and Yi Peng festivals. This place is an absolute gem! The women who run this B&B are amazing, kind, and thoughtful. The location is quiet but convenient to many temples and market areas of the old city. The common areas are relaxing and beautiful. The lovely daily breakfast included fresh fruit, granola, eggs made to order, fresh breads, coffee, milk, tea, and juice. The family room option was perfect for our family! ❤️

    Lovely B&B with a pretty courtyard, tucked up a quiet Soi in the NE corner of the Old City. The property is clean and relaxing, with warm hosts. Simple continental breakfast.

    Lovely old house. In the room good airco. Nice breakfast. Good location.

    Its very very noisy. We had the downstairs room and every step the people in the upstairs room take you can hear well. We were all wide awake with the first step from a kid upstairs at 7 am . As well from the street if you have the room upfront
