The property and resort felt a bit outdated and could have been more taken care of. And no matter how many times the staff tried to fix it, there wasn’t any hot water.

We stayed at the resort for 5 nights. We liked the location a lot as it was only a few miles out of town and we had a motorbike to explore all of beautiful Pai. The cabins were cute and the pool was really nice and a great place to hang out in the afternoon. We would stay there again

Location was a bit out of the way. (20/25 minute walk to the closest shop). The room was FREEZING. At night. They should provide extra bedding. As we actually got sick the next day.

Walls were way too thin. We could hear everything our neighbours were saying and had the bad luck they went out till 3.

We could not get WiFi connection at all in our room. Also there was no hot water in the morning, my guess is that they use solar and all hot water was used up at night.

Located just 5 minutes from the main area of Pai this little retreat was a perfect base for a few days. Old but completely passable and for the price offered food value for money. Location - easy access to the local area if you have your own wheels. Not recommended if you're travelling without a scooter or car however it is fully doable! Really like the fact it was out of the way and as such nice and quiet. Resort - certainly on the older side BUT everything did what it needed to do and the room was pleasant enough despite being dated ... dont expect WiFi in the room or a modern TV (if you do then go somewhere else!). Room - large and had everything you needed to get by. Bed slightly firm but totally OK. Seperate pool towels provided and good aircon. Swimming Pool - nice big pool with sun beds next to the river. Parking - tons so you don't need to worry about getting a space.

Wifi wasn't available everywhere in the resort and the kitchen was closed while I was there.

Absolutely stunning setting, the grounds are beautiful and the pool is the nicest I have seen in Pai. The rooms are massive and beautiful with enormous beds. Staff were lovely as well. It's set a bit outside the town, which is good as in the centre it's very noisy, so just make sure you get a scooter to get in and out.

It was a little tired and old fashioned. I’ve never seen such an old TV still in use! The bungalows are back to back and if there has been anyone else in the adjoining bungalow there would have been noise and privacy issues

It's not a bad thing. But if you don't rent a scooter, it's kinda hard getting to the center

Really nice room, very spacious. The staff were super nice and friendly, we asked them if we could leave our bags at the check-in so we could return the scooters and come back, and they happily agreed and looked after them until we came back

However, the resort has seen better days and there is a lot outstanding maintenance that hasn’t seemed to be kept up with. Despite there being any bungalows to stay in, we were definitely the only people there and the resort felt like a ghost town. The staff were lovely but they didn’t open the restaurant or offer laundry due to there not being sufficient guests. Would probably opt to stay somewhere else next time.

This hotel is located just a short 10-15 minute from the centre of Pai and is in a tranquil setting. The room was fine and the resort featured a clean, big pool. The staff were friendly.

we could hear literally everything from the communicating bungalow next to us. I guess it depends how quite are your neighbors, we had definitely bad luck.

The common areas need attention, swimming pool had many bugs and dead frogs. The small ponds around the property are not maintained. The rooms could have some maintenance and deep cleaning, as the fridge had mold on it. There was zero wifi in our room (we were one of the cabins further away from the reception). No scotters to rent, the only way to get to the walking street is a 30min walk.

This place has a lot of potential but needs some love. The bed was big, the toilet looked nice. The check in was funny anf pleasant.

The wifi wasn’t great and there was no restaurant as advertised, breakfast was available for 300 bht.

The guy at reception was very nice and helpful. The bed was comfortable and the room was very clean. Great value for money.

PLEASE STAY AWAY!! When we arrived we were chased by a flock of 5 wild dogs that jumped around our car and then chased us, the place looked empty and abandoned. The staff, though friendly, was not able to handle the dogs either and when we came to our room there was literal shit on the bed, spiderwebs and dead flies lying around, and the place seemed mouse infested. Everything was dirty and unhygienic, and the dogs kept following us everywhere with close contact. When we let the hotel management or whoever answers the emails via booking.com know that it was not possible to stay there due to health and safety hazards they would still refuse to provide a refund and ultimately ghosted us, terrible customer service and frankly, given the conditions, a complete scam. We had to book elsewhere and I lost a lot of money by making the mistake of booking here. Hope this review saves you from making the same mistake.

Beware the property does not match the photos displayed online. We were told the photos online date back to before covid. There is no lake, the gardens are untidy and unmanaged/scruffy. Despite a note in the room, there is no one available 24 hours a day, even on the phone number left. The staff only speak Thai, not English as per the advert. Our bathroom was disgusting, the toilet leaked, the shower was blocked up, and the shower curtain mouldy. We didn’t get a refill on shampoo except when asking. Also didn’t have clean glasses for brushing teeth (1 day out of 3 maybe). Extremely poor standard for the price. For the price paid, we expected more, at any least, what was advertised on booking.com and Baan Krating's own website. Baan Rating wouldn't offer ANY sort of compensation, and basically didn't want to know. We booked a deluxe pavilion double room, see for yourself, this is NOT deluxe!

Lovely peaceful resort. Very lovely bathrooms. Great hot water. Fridge and kettle for tea in the mornings. Gorgeous pool and a peaceful oasis. Very quiet at night and exceptionally friendly staff. 😊. Loved the short walk into town in the mornings.
