Noisy air con , no coffee and tea facilities , no cleaning everyday, we kept having to ask for toilet roll and bins to be emptied.

The bed was far to hard and the pillows were filled with air (not unlike a inflatable mattress) and were very uncomfortable. The door was an ordinary door out to ones porch or something, so it wasn't tight.

Lovely guesthouse in the old part of the city - close to good selection of café, restaurants and night market. Very quiet & felt very safe. Rooms are small but clean with good facilities. The staff are lovely and helpful and they have a laundry service and tour office on site. Good value

It felt like we were living in a basement a little bit and behind a laundry service. The accommodation was hard to find for us from the start because the sign is so small and you literally need to walk into a laundry store to get inside. Not enough fresh air in the room. Windows you either cannot open or it doesn’t help.

Good location. Right in the middle of the old town everything was within the reach - walking distance. Rooms - clean and beds comfy.

We were a bit unlucky to get the last room on the ground floor, which means it was very dark, as the window and door face a hallway. This was the only and main thing we didn't like. If you get a room on the higher floor then we'd totally recommend it for all the other reasons ;)

The location is perfect and the staff is super friendly, they also have laundry service which is not that common in Chiang Mai. For the price it's not easy to find something better!

One extra towel would have been nice. The rooms could be cleaned better, ours had many ants. It is a hostel after all so it was overall good.

Good location, the owners are very nice. They helped us book a private transfer last minute.

The pool had a lot of chlorine, could smell it from metres away and all over our clothes after swimming 🤣

Great place to stay in Chiang Rai, beds are super comfortable and loved the old school Lana Thai wooden rooms. Staff are friendly and helpful. A bit of a walk from the night market etc, but easy to catch Grab or take your motorbike if you're feeling lazy! Breakfast is simple but nice.

The rooms are real tiny, the bathroom-ette is makeshift, and de facto there is no useable window (the one we had we kept curtained off, as it opened to the hallway).

Location location location! Can't beat it! This place is steps from where let's all at inside the Old Town rectangle. That, with the affordable price definitely makes it worth it, we're not unhappy we slept there, although it was less then real comfortable.

The room lacked daylight. You can't pull back the curtains because the windows are in the corridor and you can see through the other windows into the other accommodation. There were a lot of ants in the bathroom. under the bed was not cleaning a long time. The photos on the booking are old. There is no space for a shower in the bathroom, you basically shower in the toilet.

When I got there they said that something was not working and they couldn’t give me a room, So, I had to book somewhere else and lost all my money.

There were lots of little bugs and ants. I was going to stay another few nights but I decided not to because of the bugs. It wasn’t really bad so don’t let it really put you off and I get it’s the jungle but I think that things need to be fumigated just to get rid of them. However I did enjoy the stay and location

No cleaning at all ( stayed for 4 nights), We had to empty the bins ourselves (also the toilet bin). Very low water pressure in the shower. Very small room with no storage space (except under the bed). Noisy A/C.

Fantastic location. Bed was ok. (Not rock hard as in many places). Fridge in the room.

It was in a good location, they offer laundry services, there was outlets by both beds which was useful to charge electronics at night, beds were comfy, good aircon.

Room is little bit smaller and older. But it was well maintained and clean.

Amazing staff 🤯 we had a delay and they waited for us till 10pm, to check in. Also they have a laundry service available.

Everything. Beds were very comfy, bathroom was clean and a good size, location was amazing, staff were fantastic! We enjoyed our stay so much at Baan Rachaya, we stayed for over week in Chiang Mai, and we couldnt have asked for a better place to stay.
