How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.

Verified reviewI stayed only one night in the mobil home but I would love to stay more. The host is really welcoming. The little mobil home is really good organised, cute and with a rice field view. I was able to spend few hours outside in the middle of the rice field, absolutely beautiful. He gave me a bike to go around. The host also invited me to eat dinner (so delicious) with them and I had a really good time. He is really helpful and have good recommandations for activities around. I also recommend to rent a scooter and go around to nature, villages… If you want to see the real Thailand, don’t hesitate to come here! Thanks again!

Verified reviewSimplicity. Garden. Lifestyle. The hosts. Proximity to a creek, rice fields, fish ponds, stunning view of the Sleeping Beauty (Nang Norn) mountain skyline. Hospitality. Pancake breakfast with fruits was great. Nice coffee (paid). Evening bar with simple Thai dishes. Inexpensive.
Not really but some electric sockets may need update.

Verified reviewOh it was so hard to leave this place. We extended our trip and if we had more time we would stay much longer. There is an amazing breakfast, almost everyday they are trying to prepare something different for you (also don’t worry if you are vegetarian or vegan). You have a free bike rental so you can just take a bike and explore rice fields and go next to the mountains to see thai water buffalo and beautiful river. At the begging we were a little afraid that the place is not that close to the Chiang Rai center but it was actually the game changer. The area is less touristic so you can see how Thai people life. Attractions in the max 20 min by motor bike we loved are tea fields, wat tham pla (a lot of funny monkeys,beautiful cave and very open monks), trekking around ang kep nam wat tham khao hin phayanak lake. I think one of the most important things making this place so magical is stuff and people who come here. Trin was very very helpful every time. He recommended a lot of cool spots, helped us with motor bike rental in the center of Chiang Rai (btw I recommend to rent a motor in the center and then go to Come&Stay to safe the time). He was also so supportive and open to talk about everything and explaining Thai culture. What can I say just come and stay haha

It's extremely cold at night in winter because the windows don't close fully. We contacted the host for taxi arrangements, and he stated the driver charged excessively high rates (3x the normal fare!) as he claimed the driver was just a neighbor. We later found out that the driver frequently works is actually a part-time driver. I can understand charging slightly higher fee because it's in countryside but the communication just made us feel the host was dishonest. The host was pushy about dining there, saying local food shops were far and closed early. We in the end found an authentic Thai street food shop nearby, which became my favorite of the trip! (Went there twice, almost missed it!)

We are located in a rural area, and transportation may not be as convenient as in the city. We open our kitchen so that our guests can have food if they are hungry at night, as there are no restaurants open in the village at that time. We also have a communal kitchen where guests can buy ingredients to cook their own meals, and we have bicycles for guests to use, but you did not use them. You asked us to find a rental car for you, so we tried to contact neighbors we knew to ask them to take you where you wanted to go, and if you did not accept the price, you could refuse them. We would like to confirm that we have never been dishonest with any of our guests, regardless of their race or religion. We treat everyone with respect and honor.

Verified reviewReally nice location north of Chiang Rai. You can manage without transport, but it helps to have a scooter, bike or car. Trin and Bass were super helpful, nothing was too much trouble and they went out of their way to help.

Verified reviewThe hospitality of the host was very great. He really takes care of you during the stay and makes you feel welcome. He for example took care of our laundry and was able to make a vegan breakfast for us. The location is amazing. We took a scooter from Chiang Rai and enjoyed beautiful drives to the Golden Triangle and up to the mountains. Our accomodation was good and clean.
The bed was really hard, we are used to this in Asia but this one was too hard for our liking.

Pretty hard to find the place but once you know where is it it is ok. When you walk upstairs the person sleeping below can hear your footsteps.

Verified reviewTrin is a wonderful host & the rooms are clean & the A/C does its job! The rooms are pretty basic, but the real beauty of staying here is the Trin’s farmhouse & little cafe out in the rice field. The sleeping accommodation is a short walk from the farmhouse in the rice field (pictured) where you can enjoy a beer at sunset. Trin also has delicious breakfast (included in stay) & dinner (for a small fee), and there is complimentary tea & coffee. WiFi is fast. Can cook vegetarian as well.

The place is in a beautiful garden, peaceful, with swings, birds, flowers, an art gallery... We can borrow bicycles for free also and there are so many nice rides to do around!

Verified reviewOne of my favourite places I’ve ever stayed (and I’ve stayed at a lot!) The location is in a friendly village with some delicious local food, the tiny house is very cute, comfortable, super-clean and well maintained. It’s very tranquil to sit on the terrace and relax or work (as there is superfast broadband). But the best thing are the owners Trin and Toi - as well as the other people who work there - they are the best hosts, so helpful and kind and really make you feel at home. I am on a cycle tour around Thailand, Trin is a keen cyclist and he took me out on local bike rides, invited me to his house, got me food from the local market and was just lovely to spend time with. I booked for 2 nights originally, then stayed another 2 … and then was sad to leave, but will definitely be back!

Verified reviewThe best stay in Thailand! We had a wonderful time here! The host was really warm and welcoming. Clean room and clean washroom. Exactly as shown in the pictures. The homestay has a nice, calm and quiet atmosphere. The host also has an art gallery where you can visit free of cost. Easy to locate from the main road. Best place to stay for long term. Also, if you are planning to visit the golden triangle, Myanmar border, and tea plantations, then this is the best stay! Highly recommend!

It would be good to have a hairdryer. Road leading to the hotel was narrow but ok once we get used to driving into small lanes.
