Read more– opens a dialog boxEach review score is between 1 and 10. To get the overall score you see, we add up all the review scores we’ve received and divide that total by the number of them. We use a weighted review system, which means the more recent the review, the bigger the impact on the total review score calculation. Guests can also give separate “subscores” in crucial areas like location, cleanliness, staff, comfort, facilities, value, and free Wifi. Note that guests submit their subscores and overall scores independently, so there’s no direct link between them.
You can review an accommodation that you booked through our platform if you stayed there, or if you got to the property but didn’t actually stay there. To edit a review you’ve already submitted, contact our Customer Service team.
We have people and automated systems that specialize in detecting fake reviews submitted to our platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone who spots something suspicious can always report it to our Customer Service team so that our fraud team can investigate.
Ideally, we'd publish every review we get, positive and negative. However, we won’t display any reviews that include or refer to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out. We may stop showing reviews once they’re 36 months old, or if the accommodation has a change of ownership.
An accommodation can reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (e.g. language, whether it’s just a rating or contains comments as well, etc.). You can sort and/or filter them by time of year, review score, and more.
Sometimes we show external review scores from other well-known travel websites, but make it clear when we do this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly, without limiting expression or strong opinions. They're also applicable regardless of the comment's tone.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include hate speech, discriminatory remarks, threats, sexually explicit remarks, violence, or the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and other similar details.
The opinions expressed in contributions are those of Booking.com customers and properties, and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options might be available (by type of traveler, by score, etc...).

PortugalDespite being beautifully designed there's nowhere to sit comfortably inside (other than your bed) There are 3 white plastic chairs, but these don't afford comfortable lounging. Would have loved a small sofa indoors.
The location is great, right in the centre of Haad Yao, it's a 1 minute walk to Pura Vida, Bubbas, 7-11. However, it takes a little longer to get back (walking up a fairly steep hill). The cottage is beautifully designed in terms of aesthetics. It is far more stylish than is expected / needed at this price in Phangan. The aircons are new, modern and super effective. The kitchen is well equipped. The balcony is huge, and a lovely setting up in the canopy of the trees.

SpainTough climb up to house 8. I feel like houses 6-7 have virtually the same view without the extra pain. It’s a steep runway then steep steps, as pictured. Really take this into account, it’s like walking up 10 flights of stairs each time, in the heat and hummidity, after dinner… There’s a few bugs in the room: mosquitoes when i first arrived and overtime I found quite a few crawlers. Not the most comfortable workspace: tall table and stools indoors, or low coffee table out on the balcony. Not much storage in the kitchen area, only one burner. And they do make it clear it’s not a hotel and that cleaning is every 3 days but charging 70€/night i do believe they should at least clear the bins daily or collect trash on site instead of leaving it up to the guests. Empty water bottles alone pile up. An easy fix would be to provide large water jugs for guests and larger trash bins with a lid. And just a fun little surprise: the mirror in the room will give you nightmares if not body dysmorphia lol!
Quite spacious, high ceiling, lots of natural light, generally well equipped including toiletteries, kitchen basics. New and modern, yet a bit empty if that makes sense. Feels really private, even the balcony. Soft matress!! Nice change for Thailand, really comfortable. Good a/c. Good shower pressure. Great sunset views from the balcony and right across from the beach. Near great restaurants (Rimtang, Taste from Heaven) Nice manager Evgenii, picked me up at the pier, was always easily reachable for queries. I forgot some stuff after checkout and they kept it safe for me! Nice staff helped me carry luggage up 131 steps!

FranceWe had read previous reviews about the steep path leading to the property, so we were prepared — but yes, it is very steep! Keep that in mind if you have mobility concerns. The staff is very nice and definitely helps with the luggage though. The biggest downside for us was the number of bugs. We encountered lots of ants, a few spiders, some cockroach-like insects, and even a lizard... While it's not uncommon in tropical areas, the property would really benefit from screen doors or mosquito nets to help keep bugs out.
The place is spacious and cute, like in the photos. The air conditioning and Wi-Fi work well, and it’s quiet at night — perfect for a good night’s sleep. The bed is comfortable, and there’s beautiful natural light during the day. The view is lovely, directly overlooking the beach. However, due to the number of trees in front, it's not ideal for watching the sunset from the room or terrace.

New ZealandNothing we didn’t like. We appreciated the x2 extra pillows on request as it made the bed more comfortable to sit on.
Beautiful spot with a very comfortable bed and great view. Modern and tidy. Love the sounds of animals/insects in the trees. Peaceful and private.

FranceEvery Thursday, the nearby Apple Bar hosts parties, making it difficult to get any sleep until they end at 2 AM. Room cleaning isn’t done daily but you can request that they come, but even then, it’s minimal—just a bed sheet and towel change, plus a quick floor sweep. When staying for a month, not having the bath mat changed can become a concern. Given the price, this is definitely an area that could be improved.
We stayed here for a month and absolutely loved it. The room has an incredible view of the ocean and bay, offering plenty of space and a serene jungle setting that makes you feel completely secluded. We even had a monkey visit us, which was a delightful surprise!

PolandIt was the best place on our trip. I can understand that for some hike can be difficult. For us it was a nice addition to move a bit in the morning and evening. The host offered help to get the luggage up, which we didn’t need, but still very helpful.

NetherlandsThe way up is inhumane. It is so steep it is not normal. We are two fit young woman and the way up bit also down was too much for us. It kept is from going hone in between activities. On of us fell, it was so slippery because it had rained. Now she had to go to the hospital to get a shot of tetanus. Like i said the house itself is great once your in. But the way up to the house ain’t normal!
The property itself is really nice! Comparing to other stays the beds are really soft and I really like that. Airco is not placed on your head while sleeping that’s also very good! Al was fine!

Location is great, Haad Yao is a nice place on the island close to many beautiful beaches and nice restaurants. The view from the balcony was unmatched so the steep climb up is totally worth it. We stayed an extra night because we loved the island and this accommodation. Friendly owner.

GermanyCleaning could be more often than every 7 days! And a TV with streaming Services would be great too! Nothing else to complain about!
Very nice and cozy accommodation! We spent over 3 weeks here and had a wonderful time! Very fast WiFi and very good air conditioning and also good kitchen gear. And Evengii the manager is very nice and helped us with everything. Even though, it also mentioned in the descriptions. It’s not for everyone. There’s no other way to get to the houses but walking. And it goes up very steeply and I mean really steep. And we stayed in the first house row. To get to the higher houses you have to walk up quite a bit, so bare in mind! But if you do you will have one the best views of the sea that you can get in Koh Pahngan! We definitely will come back!
