Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options may be available (by type of traveller, by score, etc.).

South AfricaThe host was phenomenal & so was the staff. So friendly, so attentive & so kind. The rooms are spacious & the pool was so lovely to lounge around. The location was far from busy streets, which was so nice if you enjoy a quiet moment. So many accessible coffee shops, places to eat & not far from the market either. Activities can be organised through the host which was super helpful :)

New ZealandThere is nothing to dislike about this place.
This place was such a gem of a find. Marcel and his staff and just so welcoming and very attentive. As soon as we arrived, Marcel gave us ideas on what to do and even sorted out a motorcycle hire for us. It is a very peaceful guesthouse and the gardens and beautiful.

FinlandA bit far from the downtown of Chiang Mai. Not too bad if you rent a scooter or go with Grab.
Impeccable service. The room was also spacious and had everything I could need. The pool area is also really nice and cozy, and there are cute animals at the property. I can fully recommend this place.

United KingdomNothing, it was the perfect place to stay in Chiang Mai.
Peaceful, away from the bustle of the city yet just a quick and cheap taxi ride away. Staff were amazing and so helpful, nothing was too much trouble. Great thought has gone into equipping each room with everything you could possibly need. Large comfortable, spotlessly clean room with very quiet air conditioning. Restaurant on site serving a variety of meals with a licensed bar. Plenty of sunbeds and seating around the pool with umbrellas offering shade if wanted. We can’t wait to visit again.

CanadaAs has been mentioned, the guesthouse is on the outskirts of town and not really close to anything. This wasn’t a big issue for us. There is a 7Eleven, Lotus, ATM and local market about 1 km away so it’s a bit of a walk or you can borrow the guesthouse bikes. Otherwise taking a Grab into Chiang Mai proper was only 100 - 140 THB
This is a fantastic little guesthouse with a wonderful garden and pool. Staff are amazing. Breakfast is very good and includes yogurt, fruit, toast and cooked to order eggs with bacon. And one can’t forget Lupa the dog who is in charge of guest experience!

United StatesIt’s a little dated.
It’s a few kilometers from the central city, but as a result, more low key than when we stayed in the old city. Grab (SE Asia’s Uber) is very easy to access with their App. Also, there is a wonderful salt water swimming pool that is available to guests 24/7. Breakfast was excellent. Lastly, the owner, Marcel, was an incredible host. He’s generous, helpful, and very friendly.

United KingdomNothing. I loved everything
The guesthouse is ran by a friendly helpful kind Dutch man and a gent from Belgium, with many friendly Thai staff. The hotel is amazing, super clean, relaxing. The bed is incredibly comfortable and I felt very safe as a female solo. The breakfast is amazing and will certainly fill you up for hours. Because the hotel ran by Europeans you will find European food and snacks available such as hamburgers as well as Thai meals/ snacks. I really didn't want to leave Liams guesthouse. It is around 15 mins away from the city centre, so a bike or a car is needed, but you can easily get a Grab bike to and from the hotel. Also the hotel is extremely clean and well kept. As soon as you enter the guesthouses you can see how much love and kindness is within. 10/10. Will return when I come back to Chang mai!

United KingdomIt’s a little way out from the centre, but this is also a positive as it’s do peaceful. A taxi into the centre costs little and is worth it
The property is spotlessly clean, with thoughtful little touches like pool towels and bag. The pool is great with umbrellas and comfy sun beds. There is even a bar baded on an honour system.

United KingdomThis guesthouse is pitch perfect. Marcel and Koen run a really tight ship, supported by the lovely Lah. We stayed a week and have already rebooked for next year. The rooms are spacious with comfy beds and we had a balcony where we could watch the sunset. Breakfast is delicious with lots of choice and the day long menu is also great. The pool is surrounded by beautiful plants and sunbeds and the whole effect is super relaxing. We also really liked the area, a good choice of places to eat within walking distance without needing to go into Chiang Mai centre. What really puts Liam's guesthouse above others are the owners and staff (and Lupa the dog!). Everything we could have wanted was anticipated and we were made to feel like good friends. Thank you so much 🙏🙏

PolandI had a small issue with connecting to the WiFi sometimes, but it worked fine for my fiancée so maybe it was my phone, idk. Besides that, no issues for me.
Really charming place with calm atmosphere and pleasant design. Great host and all staff in the Guesthouse, everybody are super polite and well english speaking. Delicious breakfast everyday. The location is a bit outside city center but it’s not a big issue, you just need to count it in the equation and add 10min extra for taxi or Grab to take your order.

United StatesLiam's Guesthouse is slightly outside the main part of Chiang Mai and we try to arm ourselves with good descriptions of it's location so that Grab, Bolt or Tuk Tuk drivers can find it easily. We note the location as up the road from the Coconut Market ( a wonderful Sunday Morning Market) and we learned "right turn" or "left turn" (lioakhwa or lioasaai) to assist drivers in getting us back - knowing that many of the older Tuk Tuk drivers not only don't speak english but also can't read Thai. This has no bearing on the quality of our stay, just something we learned can help.
Liam's Guesthouse is truly home away from home. Marcel, Koen, Lah and the rest of the staff are warm and engaging. They have created an atmosphere that encourages friendly interaction between guests, they are a fantastic resource for travelers who seek some direction on what to do and where to visit. This is NOT the average stay. It is slightly out of the main part of Chiang Mai and does not resemble a cold impersonal hotel stay. The kitchen offers a variety of well prepared and delicious foods which we utilize to "rebound" from spicy adventures. Lupa, the dog is a sweetheart. The pool and gardens are clean and manicured. Poolside seating facilitates conversation with other guests and we have made a few friends that we will stay in touch with beyond vacation. Lah is a wonderful person to converse with and we assist each other in learning Thai and English. This was our 2nd stay at Liam's and from the warm reception to the genuine interest in the quality of our vacation to the heartfelt "see you soon" We consider this a stay with sorely missed friends.
