How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.

The air con is far away from the bed so it takes a while for the room to cool down.
The staff were lovely, nice big bed and decent location. The fridge was great.

15 minute walk from night market and downtown. Lots of little local restaurants near by. Quiet setting with lots of trees around and a laundromat a few doors over. Not a big breakfast, but a cookie, banana and a coffee to start your day. Our room was well laid out and comfortable with a big window and decent curtains. Room even had a closet. Had access to a large water jug to refill your water bottles,

The WiFi connection was really poor and the room smelt quite bad, also no hairdryer as advertised in facilities. The location was quite a walk from the areas which had nightlife etc. Would be completely fine if spending sort amount of time in room.
Very good value, staff were lovely and helpful. Located in a quiet area had a balcony of sorts which helped us dry clothes. New towels and water was provided each day.

The air con in our room was a bit loud. But the room itself was large and comfortable.
Pleasant older hotel within a 15 minute walking distance to the night market. Coffee was not too bad, at least not instant. And had real milk. Breakfast was bananas and some prepackaged cakes and cookies. Nothing great, but adequate to start the day.

The AC is quite noise but we needed it only once cause it's not so warm in this area of Thailand.
Very good in my opinion. The room was better than on the pictures. The staff is extremely nice and the room service was perfect. We got new water everyday. The small "breakfast" is a really nice bonus. I loved that it was in an artist street with less traffic.

Everything was good
Really recommended hotel, one of the best value for money we have ever experienced in Thailand. The room is really spacious and bright, the bed is super comfortable and everything is really quiet at night. Super good sleep. In the morning there are coffee and tea, biscuits, cereals and fruit that really made our mornings! The area is very nice and there are many good food options around

- old - sink faucet has to be kept still with one hand, if not it turns towards the wall - had to ask front desk for toilet paper - second day shampoo sachet was not replenished, so had to ask for them

The bathroom was lovely with a bathtub and shower attachment. The shower hose is too short to have a proper standing shower and no shower curtain. So basically, a longer shower hose and curtain would solve my only minor issue Worth noting that the water was nice and hot!!
I'd grade it as a 3 star hotel. Everything you need for comfy stays. The bed was comfy. Sufficient parking and close to the centre (10 mins walk). Breakfast was a bonus. Cereal, coffee/tea biscuits/ bananas.

Would be better if they had an elevator or lift in the premises to assist with the baggage carriage and inability of seniors or people who are unable to do stairs.
The breakfast was good and value added for the money. The residence vicinity was clean and the staff were very helpful in assisting with our bags and the WiFi issues. Overall, would recommend the stay to anyone who wants to get away from the hustle and bustle of Chiang Rai town.

Found out last day there is coffee/toast ect in am- this wasn’t mentioned by staff.
Cute teak cabin on nice property with a tree house/pond , great air con.
