How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.

The room is very loud, you can hear everything in the whole neighborhood and if someone walks in the house the entire room and bed vibrates. It is also located on a quite steep hill, which is very dangerous and slippery when wet. There were also quite many ants, no idea where they came from.

Verified reviewThe host was very friendly: she gave us all information we needed about visiting places and flood warnings. Nothing was too much for her. Her daughter made a beautiful bracelet for my daughter which was very sweet of her. The rooms were very basic; beds, pillows were hard but surprisingly comfortable. We traveled with two teenagers so it was a great experience for them to see how locals live and what neighbourhood was like.
Ants were everywhere: in our suitcases, clothes, beds… We all had nets above our beds but still were bitten by mosquitoes.

Verified reviewPikban Homestay is an exceptionally clean and well-maintained place, with so many thoughtful details that make you feel right at home. The owner is absolutely wonderful, always ready to assist with anything you need. She also prepares an outstanding breakfast!! The air conditioning was perfect, allowing us to sleep soundly through the night. The location is great, just a short 10/15teen-minute walk to the center of town, yet nestled in a peaceful, authentic neighborhood. The best way to find the homestay is to set your GPS to Wat Doi Ngam Mueang วัดดอยงำเมือง. Once you arrive at the temple, take the small downhill road to the left, and the house is immediately on your right. Staying here was a true pleasure, and I highly recommend it to anyone visiting the area
Maybe when raining the entrance outside is a bit slippery, but they informed us and probably they are fixing it with some carpet now. Actually was everything good!

Verified reviewThe owner is so sweet and was very helpful for us. Breakfast was really delicious! The rooms are nicely decorated and they had mosquito nets. It's about 20 min walk from the center but you can easily get a bike to get around.

Verified reviewPikban is very friendly and helpful, and even made us tea in the evening. The room and place is really quaint, and in an ideal location for us: walking distance to Chiang Rai town centre but away from tourists and in more of a locals area. Air con and fan were great, as was the bathroom.
The room was a bit smaller than expected, and there were insects to deal with, but the mosquito net was much appreciated and it’s all part of the charm of the place.

Verified reviewIncredible woman who runs the place she is so lovely and will organise a tour for you which was amazing, makes sure you are looked after and provides lovely breakfast with nice tea. Beds were so comfy I fell asleep instantly and mosquitoes nets were effective. Each bed had its own fan which was definitely enough. Location was good, only a short walk to night market and the town centre.
When going down to the bathroom in the evening may get bitten a lot by mosquitos so make sure to have bug spray!

Verified reviewLovely stay! The location is convenient but also away from the centre, which gives a more local and authentic experience. The host is so kind and caring, we felt at home and comfortable the whole stay. The room was perfect and had everything we needed for the nights. We had such a cozy sleep. There are definitely neighbourhood noises in the morning, but this isn’t an issue if you have earplugs. Amazing breakfast! The last reviews were not lying, it was presented beautifully and delicious! We wish we could have stayed longer :)

Verified reviewWonderful place. In a really quiet peaceful and safe neighbourhood. The owner is a special person and is super friendly and makes you feel right at home. Just a short 10 minute walk to center of Chiang Rai and Terminal 1 bus station. The beds were very comfy. The WiFi was fast.

Verified reviewThat is a fantastic place to get some local living experience. Not for those who is looking for hotel comfort. Great host, great WiFi and shower. Breakfasts are superb. If you are looking for something unique - that is your place. I spent 4 nights and simply enjoyed wake up here) I put the point for grab taxi for drop off a bit up on the hill. For pick up I usually point a corner of the bigger street down the hill.

Verified reviewRustic and authentic homestay. We stayed 4 nights in the double room with AC. The room has everything you need, it's not too big, but big enough to fit all our stuff. It gets really warm during the day, but the AC helps. The owner is very nice. It's about a 15 min walk from the center, but we rented a scooter so it was much faster.
Not much, maybe just the ants on the floor and the pillows that were really hard.

Verified reviewJust a small homestay with two room available for hire. The homestay owner very nice and accommodative. Must try the big breakfast served, definitely worth value of money and delicious. It away located at busy traveler usually stay. Basic homestyle living with peaceful of night sleep.
Finding the location abit more difficulty and located at small road in housing neighborhood area. Luckily found a local store owner at the main road able to call the homestay owner to get direction. There is no food stall nearby and need to walk a bit of distance for food. However outside the main road have a small convenience store.
Thank you for your stay now I have number of local restaurant who send food to the house if guests need as when not too late .
