Definitely not soundproof walls and I think we would have hated it if we didn’t have a sea view room. Breakfast was awful as well!

Close to restaurants & the little shops but enough out of the way that it was relatively quiet! View from the room was great and the balcony was awesome. We also did a tour from the We Travel desk at the Resort which we loved so that was handy.

Temporarily no internet, tab water turned off one evening during peak shower time, room partially not very clean and somewhat run down, especially couch, bed sheets had holes in them. Room keys didn’t work several times so some back and forth running from room to reception.

Cons: - The hotel doesn't have a taxi company's number to call a taxi for you and theirs is always busy. I've never been to a hotel where they can't call you a taxi!! - The breakfast is a no go, so I would book the stay without breakfast included. - The rooms are very rundown with the shower nearly falling off the wall, paint flaking off in the ceiling, holes in the wall covered up from previous stuff hanging there, but I didn't really care about that as we were out most of the day. - Many people by the swimming pool smoking and drinking, so my family and I just tried to stay further away. Still had a wonderful stay.

Pros: - beautiful sunset deck to enjoy the ocean and sunset. - rooms facing the swimming pool, you can walk out in a bikini and towel for a swim. - connection to the beach, just going down a few steps and you're on the sand. - Many restaurants, beach clubs, bars walking distance. - Comfortable beds and great aircon and lighting. - We were allowed to pay an extra 200baht for late checkout at 1pm. - Friendly and helpful staff.

The noise at night was really loud (from the bars) So bring ear plugs. The beds were really hard. (Daily massages helped) Taxis are expensive to get around the island.....we were family of 5, so mopeds/motor bikes were not an option. Breakfast was very basic. You can buy good coffee at the breakfast restaurant

Couldn't work the TV. There were no reception to get a channel. Should have Dvds available to rent.

Room 213 has a serious seeping raw sewage problem. At first told because of rain and drain overflow but further investigation proved that the toilet above had sewage weeping from the room above to side wall and runs down. You can smell pee and in the heat it gets worse and dries yellow on the wall. This is a health and hygiene issue that needs to be addressed

Good location on the beach near all shops and restaurants. Nice pools. Simple breakfast with good egg station, no variety over a week. Snorkelling out front was good

Towels and bedsheets are old and tend to have stains. Cleaning is very often late afternoon, when we already come back from long swimming day.

Very nice swimming area at the beach. Location great, nice balcony. Spacious rooms. There are cats roaming around (very gentle cats). Right next door you can book snorkling tours and also book bikes at reasonable prices. Breakfast was ok, with an egg station.

Cockroach in our friend’s room. Away from downtown and the main pier. Not walkable with luggage.

Ants in the room living in the wall and their byproduct all on the floor along the wall is just normal if you ask the staff. Breakfast is good but they don’t keep anything filled up. Usually have to guess what was good in the half empty tray and ask them to make more.

Great view from the sea view rooms. Pool is great and have access to snorkeling the waters in front of the hotel. Location great. Great muffins and baked goods at breakfast.

On the end of Sairee beach so was away from most of the noise . Lovely staff . Issue of no hot water delt with as soon as we mentioned it to them.

We were given a different, smaller room that the one we booked (they did reimburse us some money as a result), shower is basically a shower hose in the bathroom. Area the hotel is based in is quite run down but we didn’t have any issues.

Great location, 10 minutes walk to the main streets. Lovely infinity swimming pool.

There's nothing to really dislike at all, would stay again for sure

Great location, easy to walk along the main walking street. Staff very helpful, booked us a boat over the phone before we arrived as we were worried we wouldn't make the flight in samui when we left.
