How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.

Verified reviewWe had one of the bungalows further up the hill and the view was spectacular. The balcony is large and has a seating area and hammock which was so relaxing and private. It is peaceful and quiet. You can technically stay at the property for your entire stay if you want because the restaurant is open for most of the day serving delicious food. The location is more isolated and quiet than staying by the port or main beach area.
The location is further away from the busier areas of the island and i would say it is not walkable. We didn’t have a motorbike but were able to order a taxi easily through the front desk or on WhatsApp, however it is expensive. On one of the days the wind was blowing towards the property from what I guess was a rubbish/trash facility nearby and the smell was quite unpleasant, however not unbearable or overwhelming. We could also smell it when we were in the restaurant. Not the fault of the accommodation at all however I think it’s good to mention to future guests in case you are sensitive to smells.

Verified reviewThe views were incredible and the bungalow was amazing! The food at the cafe was also very yummy and good value for money! They helped us book and amazing snorkelling tour from there which was so helpful and a great tour!
It was quite far from other restaurants and hard to get anywhere if don’t have a scooter!

There is not any pool at the facilities and the location is not very close to the pier or the beach but with a motorbike is really easy and fast.

Unfortunately it was right next to a waste disposal facility which meant that it smelled very bad everyday. That was the most unbearable thing. Everytime you wanted to sit outside on your balcony to enjoy the views, you couldn’t last there long. I read the reviews before and wondered why no one mentioned it. Ja it’s not the property’s fault or so but it’s just so unfortunate… Also the restaurant was only open one day out of three while we were there which was a bit inconvenient. And like other reviews already said, the stairs are quite steep and high up to your bungalow which means at the same time to get amazing views but it’s good to know and be aware of it.

The bathroom was dingy and was overdue for some upkeep. The road in front of the place was pretty noisy and close to the rooms. It was a good stay, but overpriced considering the low upkeep of the bathroom and the noisy location.

Cannot recommend enough of you want to get a real taste of living in the wild and experiencing Thailand at its finest. Food was exceptional and the whole stay was peaceful
Not so much a dislike but worth mentioning that this is up very steep steps and would be a struggle for older people or if you have a lot of luggage like we did. It’s a minor though and was well worth the very small inconvenience for us with cases.

The staff were always so friendly and helpful and the food at the restaurant was outstanding. They went above and beyond to provide me with a wonderful experience, highly recommend staying here. Verified reviewThe property was beautiful- individual, cozy bungalows tucked up into the trees which resulted in truly stunning views from the balcony. It was quiet and away from the high traffic/high tourist areas which we really appreciated after being in bustling cities previously. The restaurant was amazing- we headed there for breakfast (I had the best pancake I think I've ever had?!) and coffee every morning, only to be greeted by the warm staff (and sometimes cats!). We also made it there for dinner twice during our stay and the food was yet again incredible- highly recommend the pla mook phat khai kem and the spicy thai eggplant dish! The staff are so caring and welcoming, and truly made our stay extra special. Big shout out to Neil for the excellent conversation and assistance during our visit, Panang for being the cutest bearded dragon, and Tommy the cat for the regular morning greeting when we had breakfast! Thank you!!!! We will definitely be back!!

don’t book if you are afraid of creepy crawlies etc as you are in the middle of the jungle and we saw many creatures! the location is its only fault, you have to either rent a bike, pay the more expensive taxis or walk - but i don’t reccomend that 😂

The constant movement of squirrels and rats running around and over the top of my whole bungalow at night really loudly when trying to sleep, run behind my bed (but outside) for hours. This isn't anyone's fault but it would have been nice to know about this before going. There's no laundry facilities, the restaurant isn't always open and there isn't a guest experience person working there either, so you don't really get looked after.

This isn't just a below-average stay, it’s part of a wider, island-wide extortion racket targeting tourists. If you value your safety, money, and basic rights, avoid this place entirely. Firstly, the only good thing about this place was the view, apart from that it was probably the most forgettable place we stayed whilst travelling in Thailand. The rooms were outdated, the care to detail just wasn't there and we found mold in the rooms. The vibe is hostile — not the “rustic eco retreat” they advertise. The main issue at hand is that we thought that renting a scooter through the hotel may have given us a better sense of security rather than renting through a third-party shop. The bike was dangerously underpowered and poorly maintained, unable to climb a hill, which caused us to fall. The result? A superficial cosmetic scratch on an already battered bike. Staff demanded 10,000 baht in “repairs,” citing rental downtime and shop fees. We offered 5,000 baht, far more than reasonable and were mocked. It was clear this was a routine operation for them. They illegally held our passports to force payment, a coercive tactic that violates Thai law. Only photocopies are permitted, yet they refused to release them. We were only able to negotiate the fee down to 7,500 baht after involving the police, which says everything about how they operate. A local mechanic confirmed what we already suspected: this is a known scam on Koh Tao, and he explicitly said he couldn’t help us because “certain people” are involved; a chilling admission that points to wider intimidation and organised protection. This isn’t an isolated incident, it fits into a larger pattern on Koh Tao, where numerous tourists have been extorted over minor bike damage, often by businesses working in lockstep with each other and operating without fear of consequence. Avoid Tree House Bungalows, and their scamming tactics, and don't give them your passport! (Photo of scammer included) BEWARE!
