Read more– opens a dialog boxEach review score is between 1 and 10. To get the overall score you see, we add up all the review scores we’ve received and divide that total by the number of them. We use a weighted review system, which means the more recent the review, the bigger the impact on the total review score calculation. Guests can also give separate “subscores” in crucial areas like location, cleanliness, staff, comfort, facilities, value, and free Wifi. Note that guests submit their subscores and overall scores independently, so there’s no direct link between them.
You can review an accommodation that you booked through our platform if you stayed there, or if you got to the property but didn’t actually stay there. To edit a review you’ve already submitted, contact our Customer Service team.
We have people and automated systems that specialize in detecting fake reviews submitted to our platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone who spots something suspicious can always report it to our Customer Service team so that our fraud team can investigate.
Ideally, we'd publish every review we get, positive and negative. However, we won’t display any reviews that include or refer to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out. We may stop showing reviews once they’re 36 months old, or if the accommodation has a change of ownership.
An accommodation can reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (e.g. language, whether it’s just a rating or contains comments as well, etc.). You can sort and/or filter them by time of year, review score, and more.
Sometimes we show external review scores from other well-known travel websites, but make it clear when we do this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly, without limiting expression or strong opinions. They're also applicable regardless of the comment's tone.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include hate speech, discriminatory remarks, threats, sexually explicit remarks, violence, or the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and other similar details.
The opinions expressed in contributions are those of Booking.com customers and properties, and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options might be available (by type of traveler, by score, etc...).

United StatesCould not figure out how to close the skylight windows at night. Owner did not respond to texts calls about the matter, but TBH I did not realize it was an issue until 8:30pm and I think they were asleep.
Good breakfast. Nice to have the option to eat on outside balcony. Great location close to UM and lots of interesting nooks and artwork around the place. Nice sized bathrooms and lots of little extras (shampoos, ample towels, etc.).

Very close to the university of Michigan. They have parking. It was a good value for the location.

United StatesThe room was facing a Main Street and uses airflow for cooling. So we had to ah e the windows open in summer, which made it a bit loud as cars started to go by in the morning.
You can’t beat the location or the lovely, homey atmosphere. Most benevolent and charming innkeeper you’ve ever met. If you’ve ever met one. It’s like stepping back in time.

The location is great in the downtown just across the Central Campus of the University of Michigan. The host was nice to make us feel like home at her B&B and took care of our needs like doing laundry at night and parking. Breakfast is provided with freshly eggs cooked to your taste.

United StatesOnly one aspect. The 2 king bedroom, beach themed, had so much dust in the room. I couldn't place items on the first shelf of the nightstand. Behind the bed and under the bed, lots of trash (napkins, eye mask, etc) and tick dust. The carpet feels soft and comfy, but.. must be vacuumed.
The unique decor, quiet, comfortable beds. Pat, the host was amazing and very helpful.

United StatesWonderful place to stay! The bed and breakfast is a comfortable yet quirky— adorned everywhere you look with vintage knickknacks. The owners were friendly and check-in was easy. We had a large room with two comfortable king beds and basket of snacks. The shower worked great. Microwave, mini fridge and small kitchen sink were useful—note that the only drawback was the kitchen faucet only ran a tiny stream of water and clogged easily. The breakfast had lots of cereal options, toast, and eggs to order— the owner made the most perfectly cooked scrambled eggs. Was extremely convenient to be able to walk to UMich, especially since parking is hard to come by at the University. Would definitely stay again!!

United StatesThe property is a bit ramshackle and cluttered. If you’re looking for something generally comfortable and close to campus, with a personal touch, this can be a good option. But know that it’s not super visually appealing: it really does feel like you are staying in someone’s house.
The proprietor is very nice. Our room was spacious. Location was very close to UMich main campus. Breakfast was fine.

United StatesParking is a little tight, but that means that you’re in an interesting urban area that is not owned by cars. Nothing else, we loved it!
This is the spectrum opposite of a franchise suburban hotel: and all for the better! We loved our stay here, with so many personal touches in the room, which for us was a surfing theme. The goal of the owner-proprietor couple it seems is relaxation and fun, and the Ann Arbor B&B meets that goal and then some! You’ll Terry over all of the interesting knickknacks and enjoy their themes. Breakfast is also good, and plants, sunshine and a balcony all highlight the dining area.

United StatesPerhaps staffing issues but breakfast could have been a little more “bed and breakfasty”. Eggs were reluctantly offered, otherwise just cereal and bread. Could have more glasses and dishes in the “apartment.” There were 2 glasses and one tiny plate

United StatesThis Airbnb is steps away from U of M. We arrived late and were greeted warmly by Pat, who showed us a large attic suite and the kitchen. Pat said “treat this like your own house” and we felt very welcomed. The room was clean, large, quiet and very colorfully decorated. My daughter is a fan of penguins :)
