Having never stayed in a KOA property before, I was a bit interested to see what it might be like. Without a doubt, this was one of the best properties in the Florida Keys! The entire property had been recently remodelled, and it was such a peaceful place to walk around and enjoy all of the services! We will certainly be back!!!

The inflatable course anchor came loose :( the beach area was a nice little beach with safe fun snorkeling. A few things to see.

Every imaginable amenity kayaks, snorkels, pool, bar with family drinks and mix drinks, live music, bocce courts, cornhole, poolside and bathroom showers, boat dock, fish cleaning station and on and on. Great sunrise view from our comfy balcony. Love the balcony!

It does get a little noisy sometimes when there is live music playing or people having party. Staff being they’re 8-8 means it can get a little party town

I travel with a large family. I base my search for accommodations on the amount of beds, a working stove top, and a refrigerator. I planned our meals and brought the food to cook. We do eat out some, but I do not wish to spend hundreds of $ a day at restaurants for 2 weeks. The condo did not have a properly working stove top. Maintenance immediately responded and tried to fix it, but it needed swapped out and they were on back order. I did not want to spend an additional $15-$20 to buy charcoal, a lighter, and lighter fluid to use the grill especially considering our stay at KOA was short. I have found that weak stove top issues are common in many of the rooms in the FL Keys, but most places do offer charcoal grills. In the future, I will be prepared to grill when planning long vacation stays.

We booked two condos for a family trip. The condos were clean, beautiful, and just amazing. The beds were comfortable. The grounds were stunning due to the amazing landscaping, great music, pool, hammocks, stores, etc. The staff was friendly and helpful. Every one that we came across greeted us with kindness and professionalism. There is a little beach with some water activities for kids to enjoy.

I loved the pool area, the beach, the ocean blow up toys for the kids, fishing off the dock and catching all kinds of stuff, finding hermit crabs snorkeling, watching the sunrise, the friendly staff, the camp store, the food, mocktails and the room! I can’t recommend this place enough!

The front desk staff should be the welcoming face of any property—greeting guests with warmth and a smile. Unfortunately, that was not the experience here. When I called ahead, I was told we were welcome to arrive early and that early check-in might be possible. However, upon arriving at 1 PM, we were told flatly, “No.” That was understandable, but when we returned at the scheduled check-in time of 3 PM, we were given a room that smelled unclean, which was disappointing. Thankfully, we were moved to a different room, and things improved from there. The property itself is beautiful and family-friendly, but we had a strange experience at the pool. While my husband and I were present, a staff member approached our daughter—not us—and told her someone had complained about her playing “pepper” with a beach volleyball. This seemed unusual, especially since the pool was filled with other families doing the same and no other guests were approached. Additionally, be prepared for high prices at the bar—two non-alcoholic fruit smoothies cost $24, which felt a bit excessive.

We genuinely loved the property overall. The cleanliness throughout the resort was absolutely top-notch—from the rooms to the common areas, everything was well-maintained and spotless. One of the most impressive aspects was the landscaping. The groundskeeping team clearly takes great pride in their work, as every path, garden, and green space was beautifully manicured and eye-catching at every turn. It created a vibrant, tropical atmosphere that made simply walking the property feel like a luxury experience. The pool area was a definite highlight. It was spacious, clean, and well laid out, with plenty of room for families to relax and play. Our kids especially loved the beach area, which was made even more fun by the floating water toys available in the shallow section. It gave them hours of entertainment and added a unique touch that we haven’t seen at many other resorts. One unexpected surprise was the small fishing bridge located just outside the property. While there isn’t a large designated fishing area on site, this little bridge offered just enough space for the kids to cast a line and have some fun. It turned out to be a simple yet memorable experience that added to the charm of the trip—especially for little adventurers who love the outdoors.

The only thing I didn’t like about this property was I was locked out of my room and called the after hours number and no one got back to me. Thankfully we found a way back into our room.

Front office staff could have been a bit more informative and friendly, in my opinion. Unfortunately, the Florida Keys are experiencing high levels of Sargassum sea weed that made the beach pretty unpleasant.

The food and the bar were great as were their staff. The facility was very clean and well maintained. The hotel was roomy and we enjoyed all of the landscaping and facilities.

Mattresses

This was our first time back since being rebuilt. We stated at the motel and brought our boat. All the staff we're very nice, except the blonde woman at check-in was very short with me and then she was rude to our friends when they arrived later that day. She kinda set a bad tone at the start, but we didn't see her again, and v everyone else was very nice. The location was great. Grounds were beautiful and very well maintained. The marina was nice, and the staff there went above and beyond to help us. Having the boat ramp right there made it so convenient. Our only complaint would be that the mattresses in our room were very flimsy and uncomfortable and we didn't sleep well. But the people we were with stayed in another room and said theirs was fine. All in all, it was a great trip!

Only complaint was that the pool water was too warm. Need to add chillers.

Location was ideal. Only 20 minutes away from the hustle and bustle of Key West. Beautiful landscaping, quiet, immaculate, amazing breezy views. Enjoyed the live music and large pool. Rooms were large, clean, modern and comfortable. Kitchenette was very well equipped. There wasn’t a thing that I looked for that wasn’t supplied.

AC in the unit didnt got lower than 74 at night and 78 during the day, we told the office and they sent someone that told us that they were going to take care of the issue but nobody came back
