From the comfortable bed and peaceful neighborhood to the absolutely flawless breakfasts, every part of our stay was a true delight. Starting each day with warm hospitality, delicious food, and engaging conversation—shared with her and her other guests—was one of the highlights of our trip. We were amazed that in ten days, not a single breakfast was repeated! Each one was beautifully prepared and thoughtfully presented. The recommendations for local sights and activities were incredibly helpful, and her kindness in supporting us throughout our stay made everything smoother and more enjoyable. If you’ll visit Ann Arbor, staying at Baxter isn’t just a great option—it’s truly the best choice.

Kathleen is a great person, and she is really really really caring. Honestly, I didn’t feel like I booked a place for my conference. Instead, it felt like I came to visit my grandma and the conference just happened to be in the same city. We shared our stories with each other. I enjoyed every second of my stay in her place. The breakfast was the best ever by the way. She prepared all kinds of food I could imagine, and they were different each day. I tried different restaurants in town for lunches and dinners for one week. But nothing can top Kathleen’a breakfast. This was simply a very good and lovely experience for me. By the way, by coincidence, I and a colleague from the same conference booked the same place. We knew each other before. That also amplified the experience. We basically got up at 7am every morning, ate Kathleen’s breakfast together (with her too), and then walked to the conference venue every day.

Great building with great rooms. Spacious with great facilities. Everything is well considered and super clean. It’s quiet and the dawn chorus is one of the best I have ever witnessed. The house is in the middle of Kerrytown home to Zingerman’s Deli, Casey’s Tavern, the Weekend farmers market and Miss Kim’s. Equally it’s only a few more minute from downtown Ann Arbor home to Sam’s clothing company for those who like classy classics, Literati book store, excellent coffee at Blom Mead and Cider and exquisite small plates at restaurant Spencer

United StatesWhat an amazing chef! So many breakfast dishes offered, all exceptional. Seriously the most beautiful omelette. She had so many teas and sizes of teapots to choose from. I'd come down and there'd be a little smoothie waiting for me in a pitcher. I ate so much breakfast , and a huge variety of things each time not just one gigantic omelette or something, when I was there so I was full all day.

Breakfast was fantastic; Kathleen is a wonderful hostess and chef! The home-made sweet potato hash, home-made granola, fresh berries, etc. It was all delicious. It was so nice of her to make us a pot of tea when we got home late. The property is beautiful and very comfortable; the bed is super comfy and the sheets are so soft, and the tub/shower is wonderful. The location is also great with wonderful restaurants and shopping a walk away.

United StatesHonestly, nothing. If anything, the experience was even better than we expected. Parking was convenient and the location worked extremely well for our visit. We look forward to staying here again during our next visit to Ann Arbor.
The host did an excellent job of providing a nutritious breakfast that conformed to our needs. Since we were the only guests staying there, she asked us specifically when and what we wanted to eat. Each morning we had a hearty breakfast that tasted great. Very happy with the experience.

United KingdomIt's really quite hard to think of anything particularly negative. Well, I guess I didn't realize that the private bathroom in my room wasn't an ensuite, but it was reserved purely for my use and right next to the bedroom, so no biggie.
The breakfast was exceptional -- Kathleen is clearly a foodie, and prepares a lovely varied meal with fresh local ingredients every morning. She was very warm and made me (and the other guest) feel at home, in the best sense of that phrase (if only my own home was quite as comfortable as hers! :-) She's also happy to chat (if you have time) -- in my short time there I learned a fair bit about the town through her lived experience, but also very solicitous of your privacy if you want it (and can tell the difference without being told :-)
