Upon closer inspection of the A/C unit, we found the filter light was on. I opened it up to see the filter, which was pretty dirty; thankfully, we did not have to use it as it was not warm when I went.

Loved the snacks we were given when we arrived. It helped us when we got hungry. I loved the location so close to the Garden of the Gods, and in the morning, it was less than 5m to get to our tour.

I wished there was a hot tub so we could enjoy more.

The owner was very nice!! Room was ready before said time, and we could check in early, relax for the next summit of pikes peak. She also gave us bags of fruits and snacks at check in, so we could start hike early with bellies full.

The room was clean with comfortable beds, and it was accommodating. There was no coffee pot in the room, but they offered hot coffee to my husband the next morning. Goodie bags were filled with fruits, water, and an assortment of snacks. No problem with parking.

Owner very, very friendly. We received goody bags with snacks, fruit and water bottles. Owners very accomodating of our SUV with trailer, as the parking lot can be a little tricky to manoeuvre.

The walls seemed quite thin, allowing much of the road noise into the room. Some of the guests were quite loud as well.

The owner/manager of the motel was one of the nicest and friendliest people I have ever met. He set the bar for hospitality!

This is a great motel if you are looking to be budget minded and get the best bang for your buck. Not the best part of town but didn't feel unsafe. The gentleman who manages(owns?) the place is such a gracious host. He gives you a breakfast bag with lots of goodies and fresh fruit. The rooms are comfortable with a great view of Pikes Peak. Located close to the downtown area, old Colorado Springs and Manitou Springs. Lots of attractions in the area (Garden of the Gods is best).

They had accidentally given our prepaid 2queen beds room to the wrong person. When we checked in all that was left was a king bed. The parking was extremely tight. Very small spaces and not enough places.

The room was clean and spacious. They gave us a large bad of snacks in lieu of breakfast.

On the "not so good" side - The pillows were so flimsy and missing the filling that I had to fold them over to prop my head up. No coffee pot. Bring your ear plugs - and don't sleep with the window open. The hotel is on the main drag. Yes, it was Saturday night filled with cars speeding down the block, police sirens, trains and planes. If you are a light sleeper, I would look else where.

VERY FRIENDLY owners. I was greeted with a nice bag filled with snacks and water. The owner had to come to my room a couple of times to fix the Cable and frig. Extremely clean. Bottom line - it was a great price and the owners were so nice to deal with.

The pillows weren't very supportive. Daily room cleaning wasn't available, we were there for 3-1/2 days. We had to ask for fresh towels.

The location of the hotel was in middle of the destinations we wanted to visit/see. It was located close to Old Colorado City area, which was very neat to see old history. The rooms were very nice. The goodie bags we received at check in, provided us small meals for breakfast/snacks for our 3 day stay, and snacks for our trip back home.

The air conditioner wouldn't shut off at set temperature. Bathtub needed some type of anti-slip, slippery when soapy. Television was not working properly, kept switching to guide/menu.

We were in the process of moving and needed to a place to rest. The hotel was close. Convenient. Inexpensive.

Our only complaints was the amount of light seeping in at night from the window and door but we fixed what we could with a towel and hair clip and for us personally the pillows were a bit to flat but thats on us for not taking our own.

We very much enjoyed our stay, the room was clean and comfortable. Kids loved the snack bags provided at check-in and the pool, even though it was a tad chilly on a rainy afternoon. Staff was friendly and very attentive when we had questions or needed to be in the office area for things like ice and the pool key.

The hotel was older and the walls were a bit thin; I heard the family next door quite a bit.

The front desk staff were helpful and the location was great - walking distance to Old Colorado City. Parking was easily available. The beds and linen were comfortable and the room was clean, but it was a budget hotel so I booked a room here mainly for the location.

The location was great as we love wandering around Old Colorado City and Manitou Springs. The view from our room was of awesome Pikes Peak. We had dinner reservations at Wines of Colorado and had a terrific dinner and fabulous setting. Our host provided us with a snack bag with waters that was very welcomed.

Room was a bit on the small side,and the bathtub/shower had two separate knobs for hot/cold. It took a bit of adjustment to get the right mix of hot and cold water.

The lovely couple that own and operate this lovely little inn could not have been more accommodating. My wife and I arrived in Colorado Springs several hour before check-in and we were exhausted. They allowed us to check in early, and we were able to rest. They were pleasant, and always asked if we needed anything during our two day stay. When we arrived, they provided both my wife and I with a small 'goody bag', with fruit, energy bars and cookies. Our room was immaculate, and even smelled clean. The laundry was near our room, and I could see that they wash everything - including the curtains and the bed spread. Not only do I feel we received good value for our money, our room rate was very reasonable. I have stayed at a number of properties where I had paid considerably more, and received considerably less. The location in OCC was perfect. Very close to Pike's Peak, Garden of the Gods, and lots of great restaurants and pubs within a few blocks. For a 'small-owned' motel, this property definitely exceeded my expectations. I would stay here again without hesitation.

Its a busy area not that they can help it but some of the people roaming around outside made me a little uncomfortable with my kids around especially
