Each review score is between 1 and 10. To get the overall score you see, we add up all the review scores we’ve received and divide that total by the number of them. We use a weighted review system, which means the more recent the review, the bigger the impact on the total review score calculation. Guests can also give separate “subscores” in crucial areas like location, cleanliness, staff, comfort, facilities, value, and free Wifi. Note that guests submit their subscores and overall scores independently, so there’s no direct link between them.
You can review an accommodation that you booked through our platform if you stayed there, or if you got to the property but didn’t actually stay there. To edit a review you’ve already submitted, contact our Customer Service team.
We have people and automated systems that specialize in detecting fake reviews submitted to our platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone who spots something suspicious can always report it to our Customer Service team so that our fraud team can investigate.
Ideally, we'd publish every review we get, positive and negative. However, we won’t display any reviews that include or refer to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive info (e.g. emails, phone numbers, credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (i.e. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out. We may stop showing reviews once they’re 36 months old, or if the accommodation has a change of ownership.
An accommodation can reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (e.g. language, whether it’s just a rating or contains comments as well, etc.). You can sort and/or filter them by time of year, review score, and more.
Sometimes we show external review scores from other well-known travel websites, but make it clear when we do this.
Guidelines and Standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly, without limiting expression or strong opinions. They're also applicable regardless of the comment's tone.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and other similar details.

Unable to check in early despite request being made more than a month out. Generally understandable but the room itself was not as we would have expected considering the price in regard to cleanliness. The bath tub did not drain until I took care of it myself. Shampoo, body wash and conditioner were provided but empty. The mattress protector on the pull out couch which our children slept on needed to be replaced as it was visually dirty and unkempt.
The location was great, the pool/hot tub were well maintained. The room was well stocked with most of the necessities. The staff on the property was very well mannered.

There is no elevator and both rooms were on the 3rd floor. Making unloading and reloading very dreaded and painful. Took forever.

The pull out bed had mold on the mattress. The carpet and couches need to be cleaned really good. The pots and pans need to be upgraded to non stick or atleast listed saying they are cheap.
Everyone that was staying was very friendly, it was quiet. The spa and pool was very relaxing in waking distance to the beach.

Unfortunately, all the mattresses on the beds are very bad, they are not stable and they make a lot of noise. So the nights were horrible because we could not find comfort to sleep. I suggest changing both the double mattress and the bunk beds for a firmer mattress, without noise and of better quality. Not anymore, the house was great.

I realize the Condo is small but it could use another comfy seat as we wanted to relax one night and all sit and watch TV. There are plenty of chairs for eating but not for lounging.
GULFVIEW was in the perfect location and private access to the beach was awesome. Having a full kitchen was so helpful to have. Having the pull out couch we used also. The pool and hot tub on site the kids loved.

The couch/ pillow had a lot of stains on them. The floors were very slippery, maybe from cleaning supplies? And some marks on the walls just gave it a little more of a “dirty” feeling.
The location was perfect. The room was cleaned, you could tell by the smell. Check in and check out were seamless.

Our neighbors in 225 were rude by being inconsiderate of their downstair neighbors.
We come to this location because it's a great location amd not overly expensive. Condo was super clean. And hosts had everything (pots, pans, etc) that we needed to survive while beaching it out.

The property had roaches all throughout the house, the toilet broke and it took two days to get fixed, the pool was down the first day, the communication between my family and Vacasa was terrible.

Dirty, smelly, hard to get up to (the wooden stairs are horrible.). I wouldn’t recommend this place to anyone. We went as a last minute getaway and instantly regretted the room. Definitely not worth what it is listed for, especially the sand all over the floors. I get it’s near a beach but if you’re going to charge people a cleaning fee… CLEAN the place. No reason my 12 year old should have found a roach in her bedding either!

There was food in the couch bed and it had lots of stains on the couch and no sheets.

A couple of the washers and dryers were not working. We could have also used a few more hooks for beach towels. Nothing major. Everything was great as usual
