How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.

This is unacceptable Traveler Review. This is a home that has everything possible to make any stay very comfortable In this case, we had a guest who wanted a certain type of shampoo, if not, he was going to give us a bad review. So here we have it. We had shampoo but not the type for his hair, so he did threaten to write a bad review. We will continue to work hard to make sure our guests are well taken care of. We have shampoo, lotion, and bath soap. Most guests do not mind using what we have but some insist on going to get what works best for them. Every so often, this will happen but we promise to compromise as much as we can to make sure every guest is satisfied.

Verified reviewThe location was ideal as it was close to Howard University and nearby eateries and stores. The aroma that greeted us at the end of a long day was quite welcoming.
The blinds could be adjusted so the light that must stay on, does not affect the person in the front room.

The guest read the address on the invoice and not the address on his SELF CHECK-IN Key Instructions. We have since placed a NOTE on our guest’s key Instructions to PLEASE do not go to the business address.

Verified reviewIt is a nice space, with two bedrooms, lots of closets and good beds. The kitchen is well equipped and the furniture is fairly comfortable.
The entry instructions did not tell us how to find the door, so we had to get help from the other tenants. It was very dark and awkward to gain entry the first time. The condo was not quite as clean as one might hope (mostly the bathroom needed detailed attention) but it was basically very good.
Our instructions clearly state this is the Basement/Lower Level apartment home. There is a light at the door but despite asking guests not to engage the light, often they do. Therefore we discovered the outdoor light not on. We remain committed to our guests and we are always welcoming feedback as our goal is provide a clean and comfortable home at below market prices.

We had some technical hiccups with the electricity. Parking is expensive and 5 blocks away.

Stood outside property without the arrival details because person responsible out of are with poor connectivity, so didnt receiver her email. Sink didnt drain waste water and it somehow washed back into dishwasher and leaked all over floor. Gross. Washed our dishes in a wok and threw water down toilet. Reported three times - no reply/acknowledgement.
This guest was provided check-in details long before they arrived but had misplaced it. Also, the guest did not understand how to work the dishwasher and kept communicating with us via email vice texting or calling. We advise our guest to kindly text or call us vice email for such emergencies, and we even have a WHATSAPP number where we receive text regularly from guests and we are very responsive as demonstrated by our reviews. We will continue to serve our customers as efficiently as we possibly can.

Verified reviewIt's a pleasant apartment, air conditioned and nicely cool in spite of the DC summer outside. Spacious and tastefully laid out. About 10 minutes walk from Columbia Heights metro station. A good base to explore DC/surrounding area and reasonably priced.
We had been given an access code which I mislaid. It took several attempts to get in touch with the management to be readvised of the code but to be fair I should have made sure I had a note of it. Some things like carpets are due to be replaced as showing signs of long use.

YES we do try out best to make absolutely sure we tell the guest to take the key code with them in the event we can not immediately respond during unforeseen emergencies. Additionally we have asked our guest to TEXT us or CALL us vice using email. So we will continue to remind guest, several times to bring the code to the home with them. The code allows access.

There were roaches outside. That’s out of the owners control I’m sure but it was not pleasant having to leave shoes in the entrance and finding a roach next to them. Also, having to strip linens seems to be a responsibility of cleaners and not a guest paying to stay on vacation.
True bugs outside the home is out of owner’s control; however, weekly external exterminators visit the outdoors and take care of that. Also, stripping the linen is not part of the responsibility of guests and the ONLY Requirement is for guests to place trash in bins outdoors. All of our instructions state not to strip beds so not sure why guests felt it necessary to do this.
