Read more– opens a dialog boxEach review score is between 1 and 10. To get the overall score you see, we add up all the review scores we’ve received and divide that total by the number of them. We use a weighted review system, which means the more recent the review, the bigger the impact on the total review score calculation. Guests can also give separate “subscores” in crucial areas like location, cleanliness, staff, comfort, facilities, value, and free Wifi. Note that guests submit their subscores and overall scores independently, so there’s no direct link between them.
You can review an accommodation that you booked through our platform if you stayed there, or if you got to the property but didn’t actually stay there. To edit a review you’ve already submitted, contact our Customer Service team.
We have people and automated systems that specialize in detecting fake reviews submitted to our platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone who spots something suspicious can always report it to our Customer Service team so that our fraud team can investigate.
Ideally, we'd publish every review we get, positive and negative. However, we won’t display any reviews that include or refer to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out. We may stop showing reviews once they’re 36 months old, or if the accommodation has a change of ownership.
An accommodation can reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (e.g. language, whether it’s just a rating or contains comments as well, etc.). You can sort and/or filter them by time of year, review score, and more.
Sometimes we show external review scores from other well-known travel websites, but make it clear when we do this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly, without limiting expression or strong opinions. They're also applicable regardless of the comment's tone.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include hate speech, discriminatory remarks, threats, sexually explicit remarks, violence, or the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and other similar details.
The opinions expressed in contributions are those of Booking.com customers and properties, and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options might be available (by type of traveler, by score, etc...).

United StatesThere was still a lot of breakable decor, although there is now one less piece because my one year old promptly picked it up upon entering the rental and dropped it, shattering it all over the floor. The pull out couch mattress had still not been replaced. We ended up having to use a blow up mattress for my other adult children to sleep on because the pull out was not a viable option. The outlets in the bunk room were not all working. By the end of our stay we only had one working outlet in the room that we had a fan plugged in to help with the heat. Which brings me to the biggest issue with our stay… the Air Conditioning regulation that had been started since our last stay. The weekend we were there was hot and we were not happy with what we started to call the Battle of the AC. We would get back from the beach and it would be almost 80 in the rental. We would bump it down to make it more comfortable and a few hours later we would check it and the AC setting had been adjusted back up. We would bump it down, again it would be adjusted back up. We ended up having to go buy box fans from Walmart and place them throughout the rental to keep it at a tolerable level. Because of this we canceled our booking for Labor Day because regardless of the numerous pluses that this property had, we cannot stay somewhere that dictates what our comfort level should be. We hope this regulation is changed and we can rebook in the future.
This was our second stay in this unit. We still enjoyed the ground floor end unit because it gave us privacy and we weren’t too concerned with the noise our 9 young kids made. The easy access to the beach and the pool was fantastic with so many littles. We were thankful the owners added some kid friendly cups, plates, and bowls! We also absolutely loved the new bed configuration with the additional king room for our adult children to have a room away from the younger kids and with a private bathroom and the double bunk beds with trundle bed in the room close to the master bedroom. Still was very thankful for the access to cleaning supplies and the washer dryer access.

United StatesManagement company (Evolve) takes your money and runs. You will pay full price for the booking and all fees at the maximum charge no matter what. Even if you are dead, Had to rearrange for medical emergency with my 13 year old (child was admitted to hospital for pneumonia/asthma attack). Charged for absolutely everything and didn’t care at all about my kid. We are human, too, you know. Company refused to answer any repeated requests to communicate even about partial refund/or other arrangement. Even charged me full price for the housekeeping, despite no one being in the residence at all. Double, triple check that your trip insurance purchase went through. Thought for sure I bought it. Would have appreciated some appropriate communication at least.
Nice location, have stayed here in prior years. Owners seem nice and have a beautiful home.

United StatesAbsolutely loved this property and can't think of a way to improve it.
Location was excellent, about 60 seconds to beach, easy walking distance to restaurants at Omni Hotel, very short biking or driving distance to Shelter Cove and all its restaurants, etc.

United StatesWhen we arrived, the floors were not cleaned very well, nor was the dining room chairs or table. The “rugs” on the floor had obviously not been moved and swept under because when I moved them there was a ton of sand under them. The condo was not necessarily “kid friendly” with so much breakable decor that instantly our littles started grabbing and playing with. It also didn’t have any plastic bowls/plates/cups for them to use. We had to use the pull out sofa for our teens and it was extremely old and uncomfortable and didn’t have bedding available for it. They ended up using the couch and chair cushions on the bed to make it comfortable. That could stand to be replaced if you are going to continue to offer it as a sleeping option.
The proximity to the beach was great! The pool was nice and we appreciated the kiddie pool and the bathrooms at the pool. The complex was mostly quiet and relaxing. It wasn’t too busy or packed and there was plenty of room on the beach no matter when you went. The condo was spacious and was enough room for our family of ten! The King-sized bed in the master was comfortable and the four twin beds in the other two rooms were as well. The kitchen was well stocked and the flooring was updated. The three bathrooms were all spacious and updated. We were very thankful for access to cleaning supplies and for the washer and dryer.

United StatesThe 2nd king bedroom the tub and shower needed a better cleaning. The tub needs to be caulked. The faucet in tub very difficult to get water running. The shower head needed cleaning. The front entry to unit needs repair. Front door looked as though someone had attempted to break into the unit. The master bedroom bed swagged, sinks to the right. There was a tray propped under the mattress.
The setting and surroundings were great. The kitchen was nice. The master bedroom bathroom was spacious. Entry was good. The property was on the ground floor.
