The shower water pressure wasn’t very strong, there were some stains on the carpet, and the corridor light at night made the room a bit less dark than we’d prefer. However, these were minor things and didn’t affect our overall stay.

Our communication with Erin was excellent — even though it was all virtual, her instructions were clear, and she responded quickly to any questions. The room was comfortable, clean, and exactly as described. We would definitely recommend staying here and would happily return if needed.

The area can be very noisy. You are next to a Main Street & can hear sirens constantly throughout the night that will wake you up. Also, you’ll hear other residents upstairs if you’re on the first floor. Little to no sound proofing

I can't think of anything other than picking nits. Parking, but we really didn't have any issues there as they have a lot and when it was full, it was easy to find alternatives ( which they helpfully suggested!) .

Everything. Great experience with the owners/proprietors, really well decorated, cool space. Will definitely be back again for visits to see our son at UB.

No live person for checkin (but there seemed to be a hidden 3rd floor where perhaps the owner lived from the sounds of footsteps and maybe a dog running around there -- so why can't the owner handle check-ins in person?), front entry digital lock was a bit finicky, parking lot for only 6 cars for a 9-room property, some of the digital locks had cameras which I found to be a bit creepy.

The neighborhood felt sketchy to me. I am not a city person, so don’t know if I am the best judge. Didn’t know the parking might not be available. It was a first come, first serve basis. We did get a spot, but one of the reasons we stayed was the free parking. If I had known it might not be available, I don’t know that I would have booked it.

There was a unexpected step between the outer door and the inner door. I never actually saw or spoke with any staff IRL (although I did receive a number of informative emails). The shower was weak and it took several minutes for the water to heat up.

The location is terrific and the room was spacious and comfortable. I sent an email with questions that was answered very promptly.

The checkout at 10am is too early. There's no staff on the premises and there's a code you enter with - which is fine but was a bit unusual and I wish it was mentioned somewhere more explicitly during booking.

The room was huge! The bathroom had both the tub and the shower and both were very nice. The mattress and the pillows were super comfortable, we had a good night sleep. We loved everything about this place.

Clean, quiet, centrally located property in a beautifully restored historical building. We really appreciated the complimentary tea & coffee in the room and water & snacks in the lobby. Loved the decorating in the Green Suite! Would stay again & highly recommend to others!

We truly enjoyed our stay for three nights in total. Considering the price, this hotel was well beyond what we could have asked for. In the shared area, we could get hot and cold water, tea, little snacks… Although this hotel adopts self check-in, if we ask beforehand, they will store our luggage before/after check-in. Very easy to communicate with the host. Many restaurants and a good grocery store are within a walkable distance. If I visit Buffalo again, I would definitely choose this hotel. Highly recommended!

We really enjoyed staying at this place 😊 The self check in was easy and very convenient especially taking into account we arrived very late. We stayed in Champagne room and it was like staying in a castle, the bed is so soft (I was afraid how I am gonna sleep there since I am used to hard surface beds) but this was my best sleep over a long time, this beds just hugs you 😀 The common room, the option to make a Starbucks coffee and a popcorn - we loved it! The house ia located on a residential street , so it was very silent during night. The hotel has dedicated parking but with limited spaces, however we did not have any issues to parl near the house on the street. I highly recommend this hotel, wonderful place!

This accomodation has a unique style, no need keys for the doors to enter, it is located in quite and peaceful area, friendly owner ready for any questions and easy to communicate with. The rooms are truly looks as advertised on booking.com. Stunning design throughout. Definitely recommended.

The only thing I don’t like is it’s across the street from a bldg that basically looks like a tenement but the rest of the street and surrounding area is beautiful.

I’ve stayed here twice. It’s a unique boutique hotel and a different experience than your average. It has unique decor, easy check in and check out is very clean and honestly I’d rather spend my money here than a big hotel chain as it’s locally owned.
