The property was a beautiful spot right in the middle of the city. Close to downtown and to First beach at walking distance. The rest area was perfect. Our room was very clean and tidy, the bed really comfortable and the bathroom 10/10. The staff was very friendly, thanks to cindy for her hospitality and warmth welcome. Breakfast in the morning was delicious, on thursdays they serve pancakes that were a great 10/10

Overall, this property was amazing. Its location is great if you want to be close to the beach, cliff walk and Bellevue Ave. and even that was a good 10-20min walk. However, most want to be where the harbor is. I didn’t mind the walk but someone who is older in age or has difficulty with mobility won’t really like the location.

The location could not have been better, this inn is located in between Easton Beach / the cliff walk and the main thoroughfare, Thames St. The innkeeper, Cindy, was so helpful and friendly! The room and bathroom were cute AND modernized.

Great B&B in a quiet yet bery convenient location in Newport a few blocks from the Cliff Walk, Tennis Hall of Fame and nice 15 min walk to downtown. Comfortable room, great breakfast and availability of coffee/tea 24/7. Super pleasant, attentive and friendly staff.

The sofa bed was not that comfortable

Great location, 10 min walk to downtown, 5 min to Cliff walk. Very clean & bright rooms and Beautiful garden. Staff were very nice and helpful, especially Cindy who made sure our stay were comfortable. The breakfast was amazingly delicious, the taste and presentation. WiFi connection was great.

Limited parking. You need a car or Uber to get to restaurants and bars.

Neatly organized into three buildings including two courtyards. The Shed is a simple community sitting area with coffee/tea service and small refrigerator.

We loved everything about Town and Tide. Our hosts were lovely, breakfasts were amazing and we loved the beachy vibe. We were celebrating my 70th birthday and couldn't have been happier! Will definitely return!
