    Toilets clogged up easily and didn’t flush well. We needed to unclog several times. Seems like plumbing has some issues.

    Very comfortable little studio with fireplace. Comfortable bed, nice little kitchen area with everything needed if you want to cook breakfast in the morning or keep snacks refrigerated. Our view of the pond and rock mountain behind our unit was gorgeous! Peaceful and serene location, away from busy downtown area, yet close to everything.

    Check in was very confusing and not a good experience. We were arriving late evening and never received confirmation it was ok. We had no instructions and finally discovered we had to call someone to get a code, and the person was not friendly. The fireplace made noise with the wind so we couldn’t really use it, and noise remain even when it was turned off. Overall quite expensive.

    Very well located, a few minutes drive from hiking trails and from restaurants. Room is very spacious, clean, with nice views on the mountains, small fireplace, jacuzzi bathtub. Quiet area.

    I was surprised about the ADA bathroom in the unit. The sink was quite low for adults

    My only issue (and it cannot really be called an issue) the bed was a little soft/sunken in. That would never deter me from staying there again!

    We stayed at the Villas. The Villa was immaculately clean, it was furnished with all the necessities....everything you needed in the kitchen, even a blender. The bathroom had everything furnished for you, right down to a dark make-up wash towel. Plenty of closet space x 2! Loved the fireplace and the patio. We also used the main space outside where the water fountain is and took a walk down by the river. We loved that it was not in downtown, but still so close to it.

    There was no breakfast available/served. The fitness center was not convenient nor was the restaurant.... expected it to be at our facility not neighboring. No one attended our room for daily clean. Not clear instruction on using room heater.

    Our room kept creaking with the walls or ceiling. It was pretty annoying especially at night

    It was everything we needed and more. Just the right size for a couples retreat and still be able to have alone time.

    The microwave in villa 311 does not work. While it comes with a kitchen with a fridge and stove top, there were no pots or pans and eating utensils provided. If you wish to cook on the stovetop, be sure to bring your own pots/pans. They do provide plates, cups, and cooking utensils such as spatulas and big spoons. Not sure why they wouldn’t provide pots and eating utensils as well. Other than these little things everything was wonderful and the place was very clean.

    It’s a wonderful location right in the heart of Sedona. There are plenty of great hiking trails, shops, and local restaurants within 15 minutes of the villas. The fireplace and jacuzzi tub are wonderful.

    We paid a little more to get a one bedroom instead of studio as we don't always sleep on the same schedule and like having the seperation. Unfortunately...the ceiling is open so kind of defeats the purpose. The TV in the main living area was louder in the bedroom and bathroom then sitting right in front of it. That said, we would likely get the same room again as the one bedroom units are right on the creek.

    Loved the quiet location! Not much in the way of amenities...but the room was large, clean, comfortable and quiet.

    I really have to dig to find anything. Only thing we wished was that the tile floors were heated. Very cold on your bare feet in the winter months. But that’s being nit picky.

    Sorry but we really loved everything! It made our vacation so memorable and like no other.

    Thin walls, the neighbors next door were pretty loud and kept some late nights doing whatever they were doing.

    Very clean room with everything that you’d need for a pleasant stay. cups, pots, pans, utensils, coffee pot, toaster…..

    The furniture was clean but very dated and worn. The bed was soft.

    The location was quiet with a great view of the creek. The staff was friendly and it had all the amenities we needed. The bath tub was fantastic and the fireplace was a nice addition.

    Nice property in a great location - close enough to downtown but not right in the middle of everything, and an easy access to all parts of Sedona. Tracey, who checked us in, was great and helped us with all of our questions. Thank you as it truly made our stay so easy at the Villas.

    Stairs were hard for my disabled hubby, but it didn't give another option when booking.

    The bathtub jets speed was super high, which made taking a relaxing bath a little difficult.

    The room is extremely spacious. Really enjoyed having a fireplace. Our villa was just a very short walk down to Oak Creek. Cute squirrels around the property.

    The balcony was less private than expected, and the neighbor smoked a lot while she was sitting outside, so the area outside our sliding door constantly smelled like cigarette smoke and didn't allow for comfortable relaxation. That's not within control of the property, but the outside area of each Villa is not very private.

    The Villa was very comfortable, it was nice having a full size coffee machine and a full size refrigerator. The kitchen was well stocked with dishes and utensils. The jacuzzi tub was amazing. It was in a nice location outside of the busy areas of town, but a very short drive to get anywhere.

    The furnishings were date but nice.

    The view was awesome. The villa was close to town and other attractions. The size of the villa was perfect for a couple.
