1. desposit fee - no mentioned in the the contract policy - 100 $ PER NIGHT (!) - I've refused to pay (2 weeks = 50% of the total price) 2. I got different room that booked - had to 'fight' for the proper one.

1. location - close to Ocean Drive, Washington Avenue, Beach with a lot's of restaruants (11th street diner!) 2. despite the music and swimming pool - it was quiet (room with the pool view) 3. no bugs :) 4. air condition very effective 5. you can rent a bike for free 6. cheap parking close to the hotel (16th street, south side - 20$ per night)

The hotel itself had a lot of issues first starting with air conditioning. The air was out 2days out of the 3 days we were there. The TV didn’t work, there was a hole in the door, the key card was exposed wires, the toilet had a spot in it that looked like feces, but if you flush it, it’s still there. We were able to change rooms the second day we were there and the air was out in that room as well. The only air that worked consistently was in the lobby. It was 90° at eight in the morning, and we had no air in our room for two days. The staff was lovely, especially the housekeeping. The hotel would be great if they made some modifications to the facility. Would definitely recommend to anybody. It was lovely to be there. The air was the worst of it all.

The breakfast was great. I do like that. You can have breakfast until noon. Most people on the vacation don’t want to wake up early. The location was perfect.

Majority of the staff were so rude. The security officer made me feel uncomfortable. She had a nasty attitude the things that she was saying out her mouth was so inappropriate. My hot tub did not get hot at all on my balcony, the hot tub for the guess never got hot I called down, lobby. Several times Mr. G kept telling me he will send someone up. No one never showed up.

I love my balcony. Also had a good bar/restaurant downstairs from the room.

Only thing, that made me question this hotel, was the lack of cleanliness. I could easily see our room had not been dusted for weeks. Also the floor had not been wiped properly. Toilet and shower, also sheets and towels, were clean. The hotel was definitely not up to its price range because of insufficient cleaning.

Location is great! We had a room with balcony. The room was spacious. The resort service was excellent bonus.

Mold in the restroom and hallways. Fire alarm kept going off, furniture was worn out, sofa bed very dirty/stained and old/uncomfortable, and the room decor was outdated and not upkept.

The decor was very dated and furnishings were well worn. Although they claim to have room service, nobody ever answered that line. I tried multiple times over multiple days. At first it was because my partner was sick so we were staying in but eventually it was just to see if they would ever pick up. In fact, they didn't have a room service menu in the room. They were kind to bring us one quickly, but it was a waste because no one answered the room service line. They're stingy with the towels. When we got to the room, there were 2 bath towels and no wash cloths. We called and asked for more, which they promptly brought. However, by the third day, we were out of washcloths & they didn't replenish them when they serviced the room. They had signs in the elevator promoting the dj at the pool on Saturday and Sunday afternoons, but there was no dj. The most disappointing thing was the rooftop hot tub, which was the biggest reason we selected this hotel. The hot tub was drained. I assume we could have filled it, but then it would be like a bath (not chlorinated / salt water). It was so filthy that we didn't want to use it. There were no spa amenities, which I thought they offered. I did call ahead to confirm, so I knew that before we arrived and we made spa reservations at another property. If I hadn't prepaid for the room, we absolutely would have moved to a different property during the vacation.

Location was great, beach location was convenient & had plenty of chairs, interior of room was clean, we had a rooftop terrace which was a nice outdoor space, room was advertised as a partial ocean view & that's exactly what we had, bed was decent & layout of the room was nice with kitchenette & living room area, restaurant food was tasty (though expensive)

The cost was too high for what was provided. They didn’t have any wash cloths or towels and there were random people sleeping in the lobby. I didn’t feel safe. The rooms need updating, the tile on the floors were chipped and the baseboards were messing sections in the bathroom. The gym equipment was old I wouldn’t recommend staying here.

The cleanliness of the room… it appeared as if it was not really cleaned Just change of linen…. Floor was dirty, when I moved the ottoman there was spots it looked to be covering. As well as the tv stand that divides the room from living room had like a stained spilled drink that look like no one attempted to wipe.

We were there 4 nights 5 days and asked each day to have our room cleaned and new towels and each day they say they're coming immediately and never showed up. But showed up knocking on the door 9am the morning we were checking out.

The elevators were broken 3 of the 5 days I was there. The room was dirty. House keeping only made the bed and left The bathroom and floors were not cleaned. They had no wash rags we had to use small towels to shower. The towels were hard and stained. The sheets on the bed had dirt stains. When I asked for house keeping to clean the room no one came. Housekeeping only came in the morning to make the bed and left. They didn’t empty the trash. Chairs and tables by the pool were broken and rusted.

The service was awful . Rude. First we paid for a hot tub suit . come to find out there is no jets in the hot tub so just a tub . When we first arrived we was greeted by the smell of Poop horrible smell . She gave us our keys just for them not to work after paying 1500 you would think she would bring the working keys to us . nope . She made up come all The way back down for a working key. Had to Call and ask for bath salts that never showed if you are planning a vacation i wouldn’t use this hotel
