Read more– opens a dialog boxEach review score is between 1 and 10. To get the overall score you see, we add up all the review scores we’ve received and divide that total by the number of them. We use a weighted review system, which means the more recent the review, the bigger the impact on the total review score calculation. Guests can also give separate “subscores” in crucial areas like location, cleanliness, staff, comfort, facilities, value, and free Wifi. Note that guests submit their subscores and overall scores independently, so there’s no direct link between them.
You can review an accommodation that you booked through our platform if you stayed there, or if you got to the property but didn’t actually stay there. To edit a review you’ve already submitted, contact our Customer Service team.
We have people and automated systems that specialize in detecting fake reviews submitted to our platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone who spots something suspicious can always report it to our Customer Service team so that our fraud team can investigate.
Ideally, we'd publish every review we get, positive and negative. However, we won’t display any reviews that include or refer to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out. We may stop showing reviews once they’re 36 months old, or if the accommodation has a change of ownership.
An accommodation can reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (e.g. language, whether it’s just a rating or contains comments as well, etc.). You can sort and/or filter them by time of year, review score, and more.
Sometimes we show external review scores from other well-known travel websites, but make it clear when we do this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly, without limiting expression or strong opinions. They're also applicable regardless of the comment's tone.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include hate speech, discriminatory remarks, threats, sexually explicit remarks, violence, or the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and other similar details.
The opinions expressed in contributions are those of Booking.com customers and properties, and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options might be available (by type of traveler, by score, etc...).

United KingdomWe loved it all but just to make families with very young kids aware the bedrooms aren’t connected, they’re more like individual hotel rooms within your villa building, so maybe not great for families with very young children. We had an 18 and 15 year old so was perfect for us!
Gorgeous beachfront villa, sound and view of the sea from your bedroom, beautiful bathrooms, very comfortable beds, great pool for cooling off, short walk to breakfast and beach.

FranceUnfortunately the service was just not at the same level as the property. We tried to arrange a transfer without success, our villa was being prepared for the next family while we were still in it and it started at 8am, the water in the private pool had a smell, the sun beds at the beach were always occupied while there was no one actually on them…
Loved the villa, the private pool, the location, the breakfast, the general standing of the hotel…

United KingdomIt’s quite a big family resort so there are a lot of children there but they stayed in rooms and we were in our own villa so it wasn’t a problem
We booked a villa which was amazing. It had its own pool and free mini bar. It was fantastic All the staff were incredible and couldn’t do enough to help us. Always polite, smiling and helpful. The location was also brilliant only £3 on a grab to into Hoi An

AustriaIt’s more about the guests: I think it is time to ban mobile phones from breakfast and dinner. Really annoying if it beeps and blinks every 20 seconds. And having 3 year old children silenced at breakfast at such a great place by putting them in front of a 13” tablet is really not a good sign for the society. I know the challenge having a 13 year old boy… However, maybe it’s time to extend non-smoking areas by non-mobiles areas.
Such a great place. Booked a villa that looked amazing - better than on any image in booking :-)

Hong KongThe lack of privacy a bit disappointing, the layout and sound insulation didn’t offer the seclusion we expected. That said, it would still be a great option for families or groups of friends looking to enjoy time together in a relaxed setting.
Beautiful beachfront location, spacious villas with private pools, and warm, attentive service. The perfect mix of relaxation and comfort, would definitely return

United KingdomEntrance is through the hotel lobby and reception. Not impressive in fact very poor first impression with reception staff too busy chatting and arguing . Then staff member who checked us in didn’t know what to do or difference between villa and hotel facilities. Villas need a separate reception entrance which reflects the quality of the properties. Everything else was lovely.
Peaceful beach Location. Well kept beautiful gardens. Size and design of villa with private dipping pool. Early morning swim in infinity pool overlooking beach and breakfast on terrace. Easy access by taxi into hustle and bustle of Hoi An.

United KingdomWe had a three bedroom villa but each bedroom was independent and each had its own publicly accessible entrance door. This made it not suitable for families with young children and we ended up with one parent with each child across two bedrooms. The layout also made the space less user friendly and led to much of the space being unused.
Lovely complex, good swimming pools and good spec of villa

We spent a full week at Hoi An Royal Beachfront Villas in one of their stunning 250 m² villas, and it was truly an unforgettable experience. From the moment we checked in, we were warmly welcomed and introduced to our personal "butler", Hoan, who provided outstanding service throughout our stay. She helped us arrange tours, transportation to the Old Town, and answered every question we had – always responding within minutes, even on days when she was officially off-duty. That kind of dedication made a big impression on us. We especially appreciated the daily complimentary restocking of the minibar with cold beers and soft drinks and the little treats like chocolate left on the bed each day. These thoughtful touches made the stay feel extra special. Breakfast was fantastic – a rich spread of fresh fruit, smoothies, delicious bread, and high-quality coffee. Every morning felt like a small feast. The villa grounds were beautifully maintained, especially the area around the beach, full of palm trees and natural charm. The 25-meter swimming pool was another highlight – perfect for getting in a proper 1,000-meter swim every morning. This is a fantastic place, where luxury meets genuine hospitality. We truly hope to return within the next couple of years – and can wholeheartedly recommend it to anyone looking for a peaceful yet pampering stay near Hoi An.

AustraliaWe had half board with our booking. I asked the staff on arrival how the half board worked but they told me the info would be in the room, it wasnt. We went to the restaurant at the Beach Club first night and were given a big menu, when I asked what was included with the half board, the menu was taken away and we were given a menu with one option for entree, main and dessert. The menu was unacceptable and very basic/budget food and didnt have items that were on the menu especially for the money we paid so we ended up asking for the main menu and paid for our meals. The staff asked what we didnt like and we explained the half board menu was not good and also didnt allow for people who food restrictions or different choices. We appreciate the effort they made to make it better but at the end of the hotel is responsible for not being clear about it. Breakfast was much better
The Beach Villa we booked was for six people - the property itself is fantastic and a great space for a group. Unfortunately its part of a big resort and we paid a premium to stay in the villa but the service that was more aligned to a family hotel. We had a good time but expected a little more during our stay -we've stayed at the Anantara Resorts in Vietnam and they are fabulous, this wasnt at that level.

United KingdomThe chemicals and chlorine in the pool did not feel the right balance. The water tasted bitter. You could only swim in the pool for a short amount of time before it became uncomfortable to put your face under the water. More storage for clothes and hooks to hang things on would have been good. A place to hang wet clothes/ swimsuits.
Loved the design of the property both from the outside and the inside. It felt very luxurious and the views of the ocean were breathtaking. The bed was so comfortable. The WiFi was strong which kept the kids happy. The air conditioning and fan were all greatly appreciated.

IndiaBreakfast could have been made more satisfying for vegetarian guests by adding few vegetarian items. Considering the number of Indian customers, little Indian variety should also be added.

AustraliaThree bedroom villa is all separated, with each bedroom having outside entrance that has its own lock, if you are looking for family bonding then this villa layout is not at all encouraging to that, however it would be good for 3 couples that want their own space. I felt separated from my kids the whole time. The Pool walls in between the villas is also not private, we could see though to the next villa and they could see and hear us -it needs a cement wall. Our villa was right next to the restaurant which plays music from 6am-10am, even though it’s relaxing music its quite annoying to constantly have repetitive music/noise that we could hear inside our villa and whilst sitting by the villa pool. The front entrance to the resort is underwhelming to say the least but the villas interiors are stunning as are the villa gardens. The resort also is pretty vibrant so if you’re looking to relax again there is a lot happening. In our 9 night stay there we’re at least 4 functions outside our villa on the main grass and beachfront. And it was VERY loud. Day menu needs more cheaper healthier quick snacks. Breakfast is a decent spread but very repetitive so the same dishes everyday. The gym needs a decent air conditioner and missing equipment. The resort is good overall but there are lots of little things that could be addressed to make it better
3 bedroom beach front villa with own pool. Beach front location, lovely front lawn that is situated before the beach. Two swimming pools, pool tables and free shuttle buss to Hoi An.
