We use a weighted review system, which means the more recent the review, the bigger the impact on the total review score calculation. Guests can also give separate “subscores” in crucial areas like location, cleanliness, staff, comfort, facilities, value, and free Wifi. Note that guests submit their subscores and overall scores independently, so there’s no direct link between them.
You can review an accommodation that you booked through our platform if you stayed there, or if you got to the property but didn’t actually stay there. To edit a review you’ve already submitted, contact our Customer Service team.
We have people and automated systems that specialize in detecting fake reviews submitted to our platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone who spots something suspicious can always report it to our Customer Service team so that our fraud team can investigate.
Ideally, we'd publish every review we get, positive and negative. However, we won’t display any reviews that include or refer to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out. We may stop showing reviews once they’re 36 months old, or if the accommodation has a change of ownership.
An accommodation can reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (e.g. language, whether it’s just a rating or contains comments as well, etc.). You can sort and/or filter them by time of year, review score, and more.
Sometimes we show external review scores from other well-known travel websites, but make it clear when we do this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly, without limiting expression or strong opinions. They're also applicable regardless of the comment's tone.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include hate speech, discriminatory remarks, threats, sexually explicit remarks, violence, or the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and other similar details.

Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options might be available (by type of traveler, by score, etc...).

AustraliaOnly downfall was there was no air conditioning downstairs - unfortunately we did travel during summer so not sure what’s it’s like in other seasons. But it was too hot for us to hang out downstairs together so we would go to our rooms. We did speak to the manager who was going to communicate the feedback to the owners. Otherwise no other dislikes!
The villa is super modern, clean and overall comfortable for our family with small kids. Thuong the manager was super informative and helpful throughout our entire stay, including helping us organise a doctors visit for our two children. We absolutely loved Lau, our chef, who came in every morning to cook us breakfast and make us coffees. We looked forward to Lau coming in every morning for a delicious breakfast - best tasting banh mi’s!

United KingdomOne of the main reasons we picked this property was the location as shown by Booking.com in An Bang village. As it turned out , the morning we were to move in , the Agent met us to give us details of the location, which was nowhere near where we wanted to be. The Agent knew that the locations were not as described by Booking, com but offered no apology. We had no option but to accept the accomodation as our family were arriving from Australia that afternoon. It was a a 25 minute walk to our desired location.
The pool and sun terrace.

New ZealandNot enough seats in the lounge especially if there were more than 3. There was a long couch but a couple of comfortable chairs would be good.
We loved the privacy the place allowed. Both the ladies were friendly and really helpful. Our breakfasts were delicious and we would love to stay again. The pool was fabulous

The property had a washing machine and dryer. They also provided complimentary shampoo and conditioner. Toilet paper was always topped up and there was plentiful towels. The manager of the place was super lovely and communicative.

United KingdomThere was a huge roll top bath in the master suite, but nowhere near enough hot water to fill it more than a couple of cm! Showers also had to be very brief! The pump for the pool was very noisy at night time.
The house was great and having our own pool was fantastic! Having our breakfast made each morning by a really lovely lady called Lau made our holiday extra special. The property host, Thuong, was so helpful and friendly. She helped book taxis, a wonderful cooking class and recommended a good tailor.

AustraliaThe place was beautiful and such great value for money! The house was great for our family with 2 adults and 2 teenagers, everyone had their own bedroom and bathroom, with the parents having their own retreat on the third floor and the living area and pool on the ground floor. An easy 10 minute Grab ride to Old Town, we loved the peacefulness of the area and felt like we were put of the hustle and bustle of the main touristy area. Thuong, our host, was super helpful and nothing was too much trouble, she pointed us to a great massage place just around the corner and arranged bicycle hire for us for the duration of our stay, delivered to the house! Having breakfast cooked each morning by the lovely Lau was such an experience, she is a great cook and such a friendly and bubbly person! Definitely 5 stars, we have already recommended to our friends who are coming to Vietnam next year and I have no doubt we will stay here again when we come back!

We returned to Shadyside, Maphouse this year for two weeks. This return to a property is one of only a few as this is a first class villa. Everything included in the description is there, and true. When we arrived a new smart TV also arrived. (There are two more upstairs). The plus benefits for us are the clean private pool and the large solarium for sunbathing, listening to music etc, off the upper bedroom. The lovely hosts Thoung and Lau visited everyday and carried out immediately anything needed. A welcome extra is the attractive and safe upmarket neighbourhood - an ATM , a large minimarket and two corner shops only a few yards away. The locals are very friendly and greet and chat freely and offer advice. (Children laugh and play games in the street from time to time - this is a rarity in England, how refreshing!) Very close by is the beach, many restaurants, taxis and shops and, of course, Hoi An Old Town and market are only 10 minutes away by taxi. We can recommend this villa and are highly likely to make a third visit.

AustraliaEverything...the house was fantastic, very homely vibe. It was clean, beautiful and spacious. We had 4 adults and one teenager and we each had our private rooms with private balconies off each room. Loved the feeling of being at home only away on holidays. Thoung and Lau were fantastic, we were met by Thoung when we arrived and our every need was attended to by just a phone call. Excellent service, nothing was too much trouble. Lau was excellent, she came everyday to clean, wash towels, and change beds. Thoung arranged for us, drivers, bicycles and local attractions. I'd recommend anyone who wants to have a more relaxed holiday with the local people to stay here. We all loved it and it was great for family time together ❤️

New ZealandWe loved the property. It had everything we needed for our two week stay. The villa worked so well for our family of 5, allowing everyone plenty of space. It was lovely having our own pool and great to have a washing machine and dryer. It was such a treat to have Lau come and cook us breakfast each morning, the food was delicious and she kept the house spotless. Thương checked in on us regularly via WhatsApp and made sure we had everything we needed. The location was great - at the quieter end of A Bang beach, 10 mins walk from the main beach hub but still with plenty of cafes and restaurants within 1 mins walk. It was easy to catch a grab into the old town whenever we wanted. A great place to stay if you’re looking for a bit of extra space near the beach.

United KingdomEverything was perfect. The Wifi signal does not reach the top floor much of the time. However, SIM cards, data and talk time are very inexpensive. Most places have Wifi in Hoi An,.
Perfect location within a good neighbourhood with shops, plenty of restaurants, taxis and a popular beach a five minute walk. Accommodation was excellent and exactly as described. Information, services, cleaning and pool were excellent. The top floor solarium is ideal if you like full sun. Relaxing by, or in, the pool was time well spent relaxing.. Out of all the properties used over the years this ranks amongst, if not, at the top of our list. Book early, it is popular.

EstoniaJust cultural differences - the owner came to check in every day with the cook, just be ready to eat with the locals behind you cleaning and chatting
Loved everything! The house is so big and nice. The location is fantastic - close to beach and many local restaurants, only short drive to Hoi An. We stayed there for Tet holidays so we saw local new year traditions and celebrations - loved those. The pool was good and Lau made very good breakfast. Our children ate pancakes and once they said that they wanted chocolate with pancakes and Lau drove go get some (not easy to find chocolatesauce there!!). 2 minimarkets just next door and local children playing right in the streets.. Truly amazing place and we would have liked to stay there for longer. Highly recomend!

AustraliaThe host Thương and breakfast cook were beyond anything I’ve experienced. From previous reviews we were aware of the rooster so absolutely loved hearing the roosters chirp all night. Breakfast was amazing everyday and cleaning of the property was amazing each day. We would highly recommend this property. My kids were disappointed initially as it was not a resort with a swim up bar etc…but quickly drew to the appeal of living locally. The host was amazing, we booked all our tours and bike hire through Thương, and breakfast exceeded expectations each day with one who didn’t speak English at all! Our only disappointment was the weather…if we were here in any other season other than monsoon season…it would have been perfect

Being a group of 5 including my two daughters 14 and 17, Shadyside 2 was perfect in every respect. We wanted our second week in Vietnam to be chilled out after packing it in during our first week, and that’s what we got. Clean, tidy, and functional. With 3 levels and 3 bedrooms with bathrooms there was plenty of space . Concierge was very helpful and easy to contact if required. The lady who came in every morning to cook us breakfast was a delight even though she didn’t speak a word of English. Only a 5 minute walk from Ang Bang beach and restaurants. Definitely will stay again if we have the opportunity to return to Vietnam.

NetherlandsThe accommodation offers drinks upon arrival. Make sure you count the amount of drinks yourself, because afterwards we were told that there were more drinks in the fridge then there actually were. Luckily, we counted the drinks ourselves and didn’t pay for drinks we didn’t consume. Also, the pool was defect when we arrived. While it was fixed the next day, it was very dissappointing for us. We did not receive any compensation for this.
The house is perfect if you travel with a group and want to enjoy some time in privacy. The house has enough space for everyone and the pool is lovely. The beach is about a 3 minute walk and the supermarket is next to the accommodation. I would recommend the house to anyone. The market/centre takes about ten minutes with the taxi, which but you won’t miss this during the day as the house is satisfying enough to spend time in.

Australiaonly a minor issue but the tiles around the pool while very pretty were a bit slippery for our toddler who was just learning to walk. Evaporative AC in living area only just adequate to keep area cool (understanding it was extremely hot conditions) also need to be aware it is a residential area and as such they have dogs and chickens who do make a bit of noise.
location was fabulous . easy walk or scooter to an bang beach and able to go into old town when we felt like it. had all the amenities we needed.

GermanyThe swimming pool was in a bad condition. There was not enough water in the pool and there were algae. We couldn't use the pool in the first days until it was fixed. Furthermore our cloths were washed, but did not request do so. So many pieces got destroyed and cannot be worn anymore, because of wrong washing.
The staff was very friendly and helpful. All wishes were tried to achieve.
