    This is a scam. Please do further research and book accomodations somewhere preferably a 5-star hotel. This was the absolutely worst "hotel" I ever stayed in. The rooms had a musty stench that was clearly never been aired out until our arrival, the furniture was poorly made and kept, there's black mold in the bathroom and bedsheets are stained and dirty. The rooms had bugs in them and were poorly kempt. The conditions of the rooms were so horrid that I personally had a skin outbreak where I am scratching until I am bleeding from skin breakage. Do yourselves and family/friends traveling together, do not stay here. P.S: no disclosure anywhere, they asked for fingerprints for "security reasons" to enter and exit the building and asked for cash payment at the property when on the website it states property does not accept cash payment.

    I was very disappointed with my recent stay, as I feel the booking did not reflect what was advertised. I had reserved a suite at The Landmark 81 Riverside Resident Suite. However, upon arrival, I was instead escorted to a different building next door called Vinhomes, without any explanation or prior notice. The suite I was provided was noticeably inferior to the one I had booked. The original listing showed a larger, well-furnished room with additional amenities such as a spa, computer, and tablet. In contrast, the replacement suite lacked these features. When I raised my concerns, I was told the room was “comparable,” yet it was clear that the facilities were not equivalent. For example, when I pointed out the absence of the spa, I was told it was located on another level, which was misleading compared to the advertised in-room services. When I requested a refund due to the discrepancy, I was only offered a partial discount of around 10% (VND 5,000,000), which did not fairly reflect the difference in value between what I had booked and what I received. Overall, I left feeling deceived and very dissatisfied with my stay. This experience felt like a classic “bait and switch,” and I believe it is important that future guests are made aware of this issue to avoid similar disappointment. I believe this was my worst experience on Booking.com

    The owners charge a cash deposit when you arrive in case of damages. There is no one available to return it to you when you leave. Once you leave - they send photographs of dirty bedding and towels that they have clearly made filthy themselves - and say they are going to keep your deposit. Then - when you complain about it - they double down on the scam. Leaves a bad taste in the mouth.

    This apartment is not located in the main building of Landmark 81. It is in a nearby building called Landmark Residence. They listed the original price as over 20 million VND, then applied a 92% discount, which makes customers believe that the apartment is in the main Landmark 81 building. I feel like I was misled. The apartment was old and not clean, with a strong smell of smoke. However, the staff were friendly and helpful.

    Comfy bed and pillow

    Where do I start. You have to wait 25 min for someone to come and collect you, then walk you 800m to the right facility, then sign docs, and room was ok, but not the cleanest, shower had no screen or curtain, so guess where the water finished up, the AC on the bedroom the grille rattled all night,

    Location was handy, close to shopping mall

    The property was more like a 3 star then 5! We booked a 3 bed apartment, the apartment was well over priced for what we got. Check in was hard and time consuming after a flight. They required fingerprints so get into the hotel after 9pm and the machine wasn’t working. We attended the room it was dirty and required maintenance. There was items left on the balcony and broken items left the small laundry room. The beds were hard and the linen was dirty. Beds and furniture was broken, nails were on the floor under the kids bed. To entertain the kids we wanted to go to the pool however our fingerprints weren’t working and they would not let us in even to look at the facility. We had to contact management and they stated they could attend the pool with us. It became all too hard for us to attend the pool and use facilities. We are quite seasoned travellers and this is the worst experience we have ever had. Another couple was having the same problems and left prior to staying.. We have taken several photos of all the damage in our room and the lack of cleanliness… we provided them to hotel staff with the only offer to change rooms in a different tower 5 mins walk away at 9pm at night. After a day travelling with 3 kids this was not an option…. If the first day wasn’t bad enough, we asked to check out at 1130am. At 1115 a man comes to our room to “check it” and we pointed out all the issues and he didn’t understand English. He then parked himself on the lounge within our apartment while we were trying to check out, he sat right next to our bags, phones and kids which was super inappropriate and when questioned what he was doing said he was waiting to clean our room! He could have waited outside.

    Spacious, apartment suite itself was solid

    Bad location for tourists, super noisy at night (kids screaming) and during the day, poor laundry machine, first room they gave me had a completely broken door, they tested the fire alarm in the morning, didn’t have a safe to keep important belongings/ documents. Smelled really bad in the hallway. Deadbolt in my room did not work. Need 1 day notice just to use a gym or pool. Overall not worth the price.
