Requested a car park space , but never got a reply to the request and had to park a long way down the road. Breakfast was a little disappointing.

Bay Tree House was perfect for visiting London, it is in a fantastic location with Arnos Grove tube station a few minutes walk away along with Arnos Grove bus stop, both of which we used during our trip to the city and to Alexandra Palace. The owner was so lovely and welcoming and our room, we had the family room was great with a nice view. The beds were extremely comfortable and bathroom was spotless with a separate bath and shower. We enjoyed our breakfast too, enough choice for adults and children, freshly cooked eggs and bacon were just what we needed. Than you for a lovely stay, we hope to see you again soon with all the family next time 😁

The location was very good for what we needed, and parking on the front was very handy. We received a very friendly welcome from Tania and was given the keys to a very clean and well equipped room with en suite shower/toilet. Cleanliness was top notch. Very nice homey feel and breakfast was cooked by Jasmine who was also the loveliest host too. Absolutely no complaints and well recommended 🌟

Very nice hosts. We had a cozy and comfortable room with garden view. Everything was very clean. The breakfast was freshly prepared and very tasty. Next London Tube station (Arnos Grove) 5 mins away with direct connection to the city. We enjoyed our stay very much. Insider tip for an overnight stay in London!

Jasmine was a super great hostess. The room was perfect and we found it exactly as described in the pictures. We had a 4 day stay in London. Arnos Grove tube station was about 7 mins away. I highly recommend this accommodation!

The only thing i would change is the bathroom door to one without glass.

Location is excellent - 5 minutes walk from Arnos Grove and piccadilly line that will get you into Central London in 15-20 minutes. The rooms are spacious and clean and the ensuite new and spacious. Jasmine was friendly and helpful. The garden is also absolutely beautiful

Home from home. Jasmine was an excellent host. House is less than 5 minutes to nearest tube. There is room for your car if you reserve a space. Breakfast was freshly made for you and there was plenty of extras, toast, croissants, pancakes, yoghurt.

Fantastic guest house. We stayed in the four person room and it was so spacious and comfortable. The beds were great and it had a lovely big bathroom. Parking was a real advantage as we arrived late at night and it is only a 5 minute walk to the nearest tube station which takes you straight into central London. We will definitely stay again when we are in the area.

There were some important basics that were left from the room. The shower and basin only had dispensing soap which is fine but the one in the shower was empty so I had to keep coming out dripping on the floor to get soap from the basin dispenser. I mentioned this and she said there was a little drawer with little soaps in but it was already too late and should have been mentioned. Also when we came back late we looked forward to a hot drink but there was no milk and only one cup so we couldn’t. I gather that she was short staffed, but it would only take a quick check to realise these omissions.

The guest house was very nice. The landlady Jasmine was lovely and friendly. The breakfast was excellent. The environment was calm and peaceful.
