How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We are currently testing a weighted review system in Malta and Iceland (excluding hotel and vacation rental chains). For properties in these countries, the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.

Late at night and early in the mornings it was sometimes a bit noisy above. The shops and tube station was a bit of a walk away, but that's what happens when you don't have a car to get around.
Owner was easy to get a hold of for any questions and was quick to help in any way. The house was very cozy and had a lot of extras to help you feel at home. Was lovely to have a washing machine and tumble dryer, as well as a lot of cooking equipment to make some decent meals with. It was also lovely and clean when we arrived and organised well to be able to find everything we needed.

Fabulous flat! A home from home! Spotlessly clean with absolutely everything you need. Excellent for transport links, shops, bars and restaurants. Can’t recommend it enough.

Very cosy and well heated. Great parking at door, very close to tube, shops and all amenities. Spacious flat with everything needed. Quiet and peaceful location. Good communication with owner.

The flat was very clean, cosy and fully equipped, suitable for a short but also a longer stay. Located in a very quiet and safe area, only a 10 minute walk from East Finchley and Muswell Hill shops, cafes and restaurants as well as East Finchley station it is the perfect location for easy access to central London or leisurely walks in the surrounding areas. Highly recommended to solo travellers, families and couples. I would definitely book it again on my next visit to London.

You can hear everything from the house above but hey it’s a basement flat.
It was quaint and clean and having 2 double beds (sofa bed and double) gave us the flexibility we needed for mum and I. The kitchen was well equipped and the quality of finishing touches were high. Our host was quick to help us with the couple of issues we had! She was really friendly and nothing was any trouble.

The apartment was absolutely amazing. Clean, comfortable, well equipped kitchen it had everything you would need. It was a real 'home from home' and I have stayed in many places and would highly recommend this apartment. Fantastic.

The host was extremely helpful and thoughtful. Excellent comfy bed including the sofa bed. I love Muswell Hill as a safe, quiet area to stay within easy distance to London central. The car park was great to have too.

Nothing. I did notice that the parking spaces were taken and there are some parking restrictions on the road so may be worth checking if you are bringing a car.
Spacious, tastefully decorated with everything you need. 15 min walk to East Finchley with tube station and lots of cafes. Very comfortable bed and very easy to use sofa bed which was also very comfortable.

Easy underground access for anyone looking to visit central London, close to the market if one needs to grab coffee/food etc, quiet for anyone looking to work in the flat and last but not least the host is fantastic, very helpful and very responsive. This flat definitely meets all the requirements for anyone travelling for business or leisure. I would highly recommend it!

The photos of this flat don’t do it justice. All the small touches such as the well stocked kitchen, comfy bed & provision of laundry supplies make this place feel like a home from home. Only 5 minutes walk to sainsburys and less than 10 to the tube so great for travelling into central. Can’t wait to come back again in the future!

Would highly recommend staying at this location. The flat is a short walk away from Muswell Hill which is lovely and conveniently located if you’re going to an event at Alexandra Palace. The flat itself is really cosy, quiet, has great facilities and the bed is very comfy. The host was really helpful before we arrived - answering any questions that we had and made check-in really easy. Overall, we are really pleased to have stayed here, would definitely stay again and we’ll definitely recommend it to others.

I loved staying at this property, the flat itself is lovely and the owners are very friendly and helpful! If you are in the area would highly recommend staying here :-)) The facilities are great!
