Clean .ideal location .lovely breakfast friendly staff

Bar shut at 10pm, fried bread we weren't keen on, but rest of the fry up was lovely. The view from the family room was of a roof, but the view from a double was beautiful and off the sea. Parking was available in a car park but as we have a long wheel base it was hard to park and get out again so we parked near by on a side road. That said we would stay again and found the hotel rather pleasant.

Nice breakfast, room was as expected, and the shower was nice and hot. A good priced B&B opposite the Waterways which were charming. Lots of loo roll in the bathroom. Walking into the centre of Great Yarmouth was about 15 minutes at most with young children. A great location and a good nights sleep. The breakfast room was pleasantly decorated. Lots of leaflets for ideas of what to do. Lots to do in Great Yarmouth it is fun for the family.

Chairs in dinning room have covers on which are not great, and tables have been painted but your cutlery sticks to it Some of the cleaning in bedroom needs more attention, dirty kettle and skirting boards Shower very dated and terrible water pressure

Small bathroom No sink in bathroom/toilet area to wash hands. Hand basin located in corner of bedroom. Hand basin very small, with shelf approx 1 ft above basin - very difficult to brush teeth etc Very narrow hallway within bedroom area, difficult to navigate with bags. Curtains not dark enough to sleep during summer. Thin walls, we could hear other guests talking, coming and going etc Tables in restaurant sticky items were stuck to the table.

Near everything but also just far enough out to be quiet, right on the beach, staff are so lovely. Felt safe enough for my daughter to walk around the hotel on her own, clean, lovely room

Poor water pressure and variable temperature made showering hard work! Creaky floorboards and thin walls made it too noisy for my liking, but still got a decent night's sleep.

Easy, fast check-in. Helpful Receptionist. Clean room. Good breakfast.

unfortunately, I'm not sure we got the room we'd booked, which was supposed to be an extra large double, but was only a standard double- not the biggest problem, and the view made up for that. However, there was a broken radiator valve, meaning the radiator was on full blast through the entirety of the stay, and whilst we reported it straight away, nothing was done to address or fix this, which meant our nights especially were pretty uncomfortable due to the heat.

Friendly staff, who were very accomodating. A group of us annually book a room here ahead of an event we all attend, and this was our first time joining, and as I had a friend visiting as well, booked for two nights to have a look around. We dined in the restaurant the first night and were both impressed with the food. it was really good, and I really really wish we'd done the same the next day as where we ended up did not compare.

Cooked breakfast was ok but sausage a bit undercooked and wife’s brown toast I think they forgot to push the button due non the toaster

On seafront has parking which was a big tick Bed very comfortable proper cotton sheets

Could improve on cleanliness - carpets dirty in need of work, shower walls & floor had hairs i assume from previous occupant, cutlery @ breakfast- spoons had crusted over stuff Narrow passages leading to room i was in Walls thin, floors creaky could hear walking & voices in neighbouring room

The tiny sink in the bedroom with a shelf directly above it. No way could my partner have a shave in that sink and the light above it was not working.

The only negative we could say was that our shower was either boiling or freezing and was very hard to find an in between.

This hotel is in a perfect location and great value for money. All our rooms were a good size and we loved having a few of the sea. Each staff member were very helpful and friendly.
