Everything was great

The room was the best we have ever been in, really big, four poster and a lovely sofa! The breakfasts were great and Simon our host was friendly and helpful.

Our room was a bit narrow, but most of hotel rooms (in this price range) in European cities are the same size.

Good location not too far from the city center and in a quiet neighbourhood. The property provides parking for guests. It was very appreciated, considering parking restrictions in Edimbourg. Breakfasts are very good and the place is charming.

the radio had had its ariel broken and wasn't working, not a crisis but should have been picked up. Towels were ok. I did enjoy reading my book at 3am (poor sleeper) by the streetlight - as a country mouse, that was a novelty! But the curtains blocked out the majority of the light when shut so no worries. Traffic takes getting used to but some people wouldn't notice it.

Breakfast was amazing...not the usual fried English (not my style) but a delicious egg and Loch Fyne salmon. Just enough without being overwhelming. The staff were kind and helpful. The room was clean - a must. I need to feel confident enough to shower and walk across the floor without going eeew. They surpassed that! I never saw a cleaner bathroom. They had even vacuumed under the bed 5*****. Glasses, cups AND kettle were clean as was the tv remote. Bed was comfy and warm. Loved the matching fabric on bed, curtains and seat. Well done! I stay at a lot of places and you are in my top 5. Buses are frequent and cheap. City a short hop away.

Everything about lauderville is lovely, check in was super easy as we didn’t arrive untill 11pm and the room was lovely all clean and bed very comfortable which is always a win! Simon is a great host and would recommend to anyone!

Simon was an amazing host, incredibly helpful during our stay, and informative about the city and attractions. He was lovely to chat with. The room was clean and comfortable. Breakfast was amazing, a delicious selection. We always left each morning full and satisfied. The location was perfect for us: out of the hustle and bustle of the inner city, but if you are keen within walking distance, or you can take the bus. I would 100% recommend staying here!

The only issue I had and I'm being picky , is the glass shelf over the basin. It make it very difficult to wet shave without getting the floor wet.

Simon was very accommodating, nothing was too much trouble for him. Breakfasts were amazing. Always cooked to order. Perfect omelettes. The car park is big enough for 3 cars and locked securely which gives you peace of mind. Overall a very friendly guest house which we'll definitely visit again.

We were under the impression that a full Scottish breakfast would be available but it wasn't, just eggs, scrambled, omelette, boiled etc and continental options. Not a problem for me but my husband was a little disappointed. Our room was right at the top of the house and the stairs were rather narrow at the top. It was a struggle to get our cases up there. Also the room was very warm at night. But really the good far outweighed the downside!

Lovely and clean. Bed was very comfy. Plenty of storage, nice toiletries. Great views of Arthur's seat, nice area of the city and plenty of buses to the town centre, though not too far to walk. The breakfast was lovely, good selection, my favourite was the French toast. The host Simon was a lovely guy, very kind and helpful, happy to arrange trips/ taxis, nothing was too much trouble. Great value for money. We would definitely recommend this property.

It was just perfect

Loved our room, the breakfast room, all of the friendly guests and especially Simon, who was so helpful and welcoming. It is in a perfect location - just a few minutes from the heart of Edinburgh by six or so busses but quiet with great locale restaurants if you want to escape the tourist areas.

The room and bed were a bit too small for us.

City center is very accessible from the location. You got lots of buses or you can walk for 40 mins if you would like to admire the surroundings. Simon cooked a very good omelette every morning which i really recommend. The entire breakfast environment is very classy with fine cutlery, cute small jars of jam, etc Simon was very nice helping us with touristic information regarding the city. The room was very clean and we had everything we needed in there

The laminated sheet of local pubs, restaurants etc was out of date as many had shut but we were okay as we looked online. It was a shame that there wasn't a fridge in the room to keep drinks cool.

Simon went the extra mile since it was our honeymoon and upgraded us to a bigger room and provided us with prosecco which was extremely kind! It was sweet to know it was a family run business, Simon's dad was very welcoming too. Breakfast was plentiful with a good system.
