The facility was under major remodeling construction & was noisy & dusty. Would have booked elsewhere if I had known that. Room was decent but furniture was stained. A/C in room wasn’t working, had to ask for another room. After a couple of late night calls, finally got another room. Feel it will be nicer once remodeling is completed.

Some of the basic amenities were missing that I would have expected to be normally included like no bath soap, blow dryer didn’t work. Key card had to be reprogrammed again before it worked. There was no coffee for the breakfast bar… otherwise everything was fine.

I had originally looked for motels closer to Dallas, but the reviews for those places were not good. I then looked for motels in Sulphur Springs. Their reviews were much better, and I'm glad I chose this motel.

Staff was very nice. room was clean with patio door straight out to pool. Quiet area, easy access and not far from town square, restaurants, etc.
Grass... needed mowed desperately. That alone made the property looked unkept but it just needs mowed.
I understand no breakfast due to Covid. But coffee in the lobby wasn't even offered and the coffee pot in the room didn't look clean...dusty...
They are aware of ADA service dog laws and I didn't receive any hassle.
I'd stay there again if in the area.

For a small town it had plenty of restaurants and a decent sized Walmart. Chili's, Panda Express, Chicken Express, KFC, and Chinese Buffet. The Square is charming complete with Splash pad . Parks a plenty for picnics and playgrounds.

Sulphur Springs is such a fun little town.
Sulphur Springs is such a fun little town. The square is beyond charming. The little shops on the square are so fun and staffed with such nice people. The crown jewel of the square is the gorgeous old court house. It's so majestic and pretty. It's a must see if you love old architecture!!

This was a terrible place to stay. It was hot and humid in the room. Urine stains in the carpet and stains on the lamps. A huge hole above the toilet in the ceiling and hair in the showering area. I felt like something was biting me all night. And there were flying insects in the room. For as much as they charge for a room you could stay in a really nice hotel. Take my advice and Drive right past this one!
The rooms were very clean and the area was quiet. There was some traffic noises outside but that was about it. The beds were decently comfortable. They are pet friendly, and accommodated our family moving from Tennessee to Texas.
Wonderful greeting at breakfast with staff there (sorry, don’t remember his name). Nice to have a good breakfast and a Texas waffle to start the day.
Also liked the little cowboy and the stage coach. Added a smile to my visit
It was beautiful and felt more like staying at a family member’s house more than staying at a Hotel. The breakfast was delicious and Allison and Ben were very friendly. Absolutely Loved it and will definitely be going back!
Hotel was under construction, there was no swimming pool a indicated. The breakfast was ok. I feel the pictures on the website were over rated. Over all this is not a bad place just not very up front on everything.
I had only spent the night there and I had to leave before breakfast. However, the hotel's location is good, with plenty of space in the parking lot. The room was spacious and clean.
