Our lovely guest studio flat is a newly renovated, private entrance ground floor ensuite space, which sleeps 2. Exclusive off street parking included. Fully fitted brand new kitchen, Tea & coffee making facilities, induction hob, full size fridge with freezer space, toaster. The lovely Minnis Bay is about 5 mins walk from here where there is a pub. The train station is 5 mins walk in the other direction. Dreamland is only 2 stops on the train. The room has a newly installed ensuite and new central heating, so is ideal for holidays throughout the year. It has everything you need to make your stay comfortable. The room is light and airy as it is double aspect. The bedroom is a really comfortable space, with a flat screen TV on the wall, and tea and coffee making facilities. this includes ground coffee and a cafetiere. If you are travelling with children please let us know as there is only a double bed in the room currently. We cannot unfortunately provide any other bedding so we kindly ask if you can bring bedding (blow up mattress and sheets/duvets etc) with you. If you are travelling with children of course you are welcome, we just need to know in advance to clear the space- for your information we would have to remove the dressing table and chair. We have ultra fast up to 500mbps Fibre Broadband, and will let you know the password on arrival. The bedroom is double aspect so it's light and airy. Guests have their own newly fitted kitchen (Jan 2025) kitchen including a sink, hob, microwave for heating food if you need to. There is also a full size fridge with freezer space, along with a toaster. All cutlery and crockery are provided. A small selection of pans and frying pans are also supplied. basic condiments ( salt pepper and oil) are included. Please note we don't allow charging of vehicles.

Myself and my wife Ella together with our son Max and dog Rose like to get out and about, meet new people and enjoy new experiences. We look forward to meeting guests, and will do all we can to make your stay comfortable and enjoyable!

We live in a very quiet and secluded cul-de-sac. The neighbourhood is very quiet and private. Minnis Bay beach is only down the road, there are restaurants, bars, ale houses, newsagents all within walking distance. For the more adventurous, a brisk walk to Reculver Towers (Roman Fort) along the sea wall is about a 7 mile round trip. A cycle ride on our tandem to Reculver is a lovely way to spend a few hours. Please note hire price. Everything is here within walking distance. Birchington village is about 1/2 mile up the road, with a great deal of shops, mini supermarkets, takeaways, pubs etc. Birchington-on-Sea railway station is only 5-10 minutes walk from 11A with trains running direct to London Victoria and St Pancras or to Margate, Broadstairs and Ramsgate. There is a bus stop at the end of the road with buses running direct to Margate where you will find Dreamland and Margate Old Town.
